My girlfriend and her friends (her best friend and said friends husband) rented a place and signed a one year lease that will be up at the end of June. Her friend is moving out but my girlfriend wants to remain and I was going to move in with her.

Are we required to sign a new lease with my name on it? Or does it go month to month and I can just move in as an occupant?

Originally the landlord asked us to sign a new lease and we agreed but she didn't get back to us and suddenly sent an email to the tenants asking them to sign an N11 so that she can begin marketing for new renters. I basically just want to know what my girlfriends rights are and if she has to leave. Thanks in advance for any advice.
