Looking to buy a new property, but likely to be delayed between completing on the new house, and our sale.

Are there any products for a short term that have no ERC? So when the time comes I can port my existing mortgage and clear the funds outstanding?

Not looking for a bridging loan (although I know this product fits the bill, but is just highly expensive).
