Toronto land prices still seem disconnected from reality

In Toronto, land prices still seem so high that a lot of housing deals just don’t pencil right now.

Rents don’t fully support it.
Condo sales don’t support it.
Construction costs are still high.
Financing is tight.

And now with rents softening and the condo market slowing down hard, I genuinely wonder what happens next.

Do land prices eventually come down?

Or does the economy eventually get enough stimulus/liquidity again to make projects viable?

Most renovation problems are coordination problems

Occupied buildings are a completely different game.

Anyone can renovate an empty space.

The real challenge is coordinating work around tenants, noise restrictions, access limitations, elevators, shutdowns, dust control, complaints, and daily operations without creating chaos.

That’s where communication and planning matter more than construction itself.

Custom-built closet designed to maximize tight entry spaces in condos and smaller units.

The setup shown here is:

• 81” H × 31” D × 34” W
• Fits roughly 30 pairs of shoes on pull-out shelves
• Full-height hanging space for ~15 jackets
• Built-in drawers for additional storage

The goal was simple: clean organization, easy access, and no wasted space.

The pull-out shelving makes a huge difference compared to standard fixed shelves since everything stays visible and accessible instead of stacked behind each other.

Financeable is more important than max density

Everyone talks about maximizing density.

Very few people talk about whether the project is actually financeable.

A project can look amazing on paper:
More units
More GFA
Better “highest and best use”
Bigger projected value

But if the NOI cannot support the debt, the project stalls long before construction.

That’s the part many people underestimate.

A lot of projects today are not failing because zoning is impossible. They fail because the numbers stop working once you apply real world financing constraints:
DSCR requirements
Interest rates
Construction costs
Insurance
Operating costs
Contingency requirements
Lease up assumptions

Sometimes a smaller, cleaner building with better operational efficiency is actually the stronger project.
