Invalid s21 issued- do they still need to issue information sheet before 31st May?

Letting agent and landlord both now aware the s21 issued in England, was invalid. They’re taking steps to rectify issues in order to issue a s8 (despite us being who they’re selling to!

We are still under rental agreement, paying our rent, and will be until July/August when we complete- do they need to have issued us the information sheet RE RRA before May 31st?

Mortgage surveyor with awful reviews.

NatWest are sending Countrywide Surveying Services to value the property we are purchasing next week and after scrolling through google reviews about how much they undervalue I’m panicking! Has anyone had a positive experience with them with a house that needs a little work?

The house is functional but dated, and needs some repairs such as a ceiling needing patching after a repaired bathroom leak, a gutter bracket needing replacing to fix the split, and a few loose roof tiles/flashing causing damp in an upstairs bedroom.

The agreed sale price was already £25k lower than the Zoopla estimate and £10k lower than estate agent valuations of the condition so unlikely to be any wiggle room in negotiations.

Is it likely the above repairs make the house unmortgageable or impact valuation significantly? Had quotes already and repairing is unlikely to cost that much but appreciate someone who doesn’t know the extent may go to town on how big and issue it is.

Strange ID questions

Both the solicitor and the estate agent requested ID for the purchase.

Solicitor had no questions, the estate agent (whose been notoriously difficult so far) came back with a long list of names to ask if I knew (knew, not just had a connection to) and when I asked why they said they couldn’t tell me but they just had to ask.

I hadn’t heard of any of them and I’m not involved in anything shady but I’m so curious why an estate agent will real out a list of ‘do you know bob smith of Dubai’ questions. Any normal explanation?

Posted the other day but due to my landlord continuing to cause stress I’ve more questions!

In the process of purchasing the house we currently rent and received an (invalid) s21 for to be out next month. He made a passing comment on how he’ll ’get all documents needed to prove the s21 can be used’ which seems to suggest he may have switched on to the s21 having some issues, not that we’ve told them.

Every discussion around the house ends with them refusing to agree the s21 won’t be enforced if we’re nearing completion (we’ve an offer subject to surveys, provided proof of deposit, proof of our mortgage offer, there’s obviously no chain etc- we’re not doing anything to hold it up ourselves).

Today the landlord rang and asked for the address of where we will be if we haven’t completed by the end of June ‘for their records’, suggesting some storage facilities he has links to and telling us if we don’t complete in time and/or move out he will have to enforce the s21 in court which will make us liable to court costs he incurs and we will get a CCJ which will stop us getting a mortgage.

In terms of questions;

  1. the landlord has been dodgy historically, how do I prove we never had a GSC if he’s going to fraudulently create one?
  2. would we be liable for costs if he took the s21 to court and we couldn’t prove it wasn’t valid?
  3. RE 2- what’s the timeline for that and how much does that usually cost if we are?

Needless to say we’re annoyed how stressful this situation is becoming and tempted to buy elsewhere and be done with them but this would be a better option if he’d just stop being so peculiar!

Received a s21 today. Landlord says if we haven’t completed on the house by 29th June we must leave.

We’re exploring purchasing the house but it feels like it’s not going to happen that quickly. If we make an offer that’s accepted will this end the s21 process?

The s21 isn’t valid (no gas safety). Do you need a valid cert at the point of s21 issue or if they sort this in the next two months, does it become valid?
