Looking for some help

Looking for someone in Houston and surrounding areas to help contact owners/sellers. I can find recent terminated and expired listings on the MLS, pull comps, do the acquisition and dispo. Just needing someone to actively reach out and engage those sellers. I’m in Houston but can work any of the TX hot spots

Potential off-market Houston deal I’m evaluating — looking for investor feedback.

3/1 around 1,100 sqft in Houston.

Foundation already done. Roof solid. Furnace/water heater updated. Needs AC + cosmetic work (paint, drywall, carpet, dated kitchen).

ARV looks roughly in the 160-170k range based on nearby comps.

Seller wants around 110k cash/as-is.

Curious if local investors are actively buying this type of inventory and where they’d realistically need to be numbers-wise.
