Selling condo next year?

My husband and I own a 2/2.5 top floor corner condo in upper Montgomery County MD, and we want to sell due personal/family reasons. We plan to list end of February 2027. We can’t list earlier than next year as we are very busy this holiday season, so we wouldn’t have the time to declutter, pack, and move. Our condo association runs decently well, and their financials appear to be in good standing. Condo fees are OK/average for a garden style complex.

With rising interest rates and how the economy is looking, we’re a little more hesitant but still leaning mostly towards selling. We’re thinking to list for basically what we bought it for, or even slightly below? We purchased in 2023 and put down 30%. We are prepared to eat some losses, but do need some of the equity from the condo for our next home. There is low turnover in the complex, so last sold comp was almost a year ago, and the closest garden style complex has sold similar condos anywhere from 350-400.

We haven’t done any major cosmetic changes, but we did replace the HVAC + added a smart thermostat, washer and dryer, water heater, and fridge. We already plan to paint and deep clean the carpet. We would be living with family while we’re between homes, so all of our stuff would be moved out (trying to see if it would be better to use our furniture to stage or leave it empty though). Is it worthwhile to replace some outdated light fixtures? Do we take exterior photos now with the pretty fall leaves? Any advice from recent condo sellers, interested condo buyers, or realtors on some other things we can do to help garner interest in this market would be helpful.
