Improper foundation slab

Hi everyone,

So I’m under contract for a $176,000 house. I just had a house inspection and the inspector said that the slab was not pour below the frost line and it is shifting and cracking. I do live in a freezing climate. There’s also a large tree near the house and the roots definitely run under the house. You can tell the floors are uneven and some of the door frames aren’t straight.

As a side note the roof on the garage also needs to be replaced.

Is this a big enough of an issue to walk away? This would be my first house and I really like it otherwise. And all of the other issues the inspector pointed out were very small and easily fixed.

Basement floor cracking

Hi everyone,

I’m looking for my first house right now and I just toured one that I really like and is in my price range. The only major issue though is that the basement floor and walls were cracked.

It’s a block basement and the house was built in 1940. The walls have been shored up with what appeared to be 2x6 steel tubing. And there were areas that had been patch before and re-cracked.

The floor has two big cracks that run about half the length of the basement. And under one of the support columns it appears to have sunk into the ground about .5” of an inch.

I unfortunately didn’t even think to take some pictures so I don’t have anything to show. But just from the description would you say the house should be passed on?
