Going back to hotels...NEVER!!

It seems like everyday I read within a post here that people are choosing hotels more and more over STR's. Yeah, well that's not true. A simple AI search shows that STR demand holds steady and in some cases gains ground.

I thought about this yesterday as I had possibly the worst sleep of my life at a "resort". I swear this place was an expensive crap motel masquerading itself as a resort.

  1. Rude front desk staff
  2. Screaming kids everywhere
  3. Dirty rooms
  4. Banging on the walls from the unit next door
  5. The worst pillows and bed ever!!!...sunken in, it swallowed me whole.

All this I mentioned at the front desk while checking out. The clerk robotically said she would pass my concerns on to management. Sure she will. 🤣

Today I had to spend yet more money on a massage to get rid of the body aches caused by that bed. During that massage I was thinking I should have just staycationed in my own STR.

Question for fellow private room hosts

I list 2 private bedrooms in my house individually. Most guests read and comprehend what they are booking, but some don't. 3 times in the last month a guest said they made a mistake thinking they were reserving an entire house. Others ask me questions regularly that are spelled out in the title and description + Airbnb adds there own brief description which says "Room in (city name here). My title in bold starts with PRIVATE ROOM. The first line of my Description spells out Private Room. Where is the confusion here? Anyway, the first guy to book due to his mistake I gave a refund too. The following 2 clueless people who booked were out of luck and canceled their stay with no refund or just never showed up. Wondering if others here can relate.

Blocking not effective

I had blocked someone 3 weeks ago who was spamming me. I have no idea if they are unable to see my profile or unable to message me like Airbnb says should happen, but they are able to send me repeated reservation requests which I decline each time of course. It's annoying.

Dozens upon dozens of listings for the same hotel/motels

I'm floored that Airbnb allows hotels and motels to create individual listings for each and every one of their rooms. One would think a hotel gets one listing and you choose type of room from it. Not always. AI Airbnb bot says hotels can choose to group their rooms in one listing or individually.

As a guest searching for a room that is an extreme waste of time especially if looking for rooms in a big city.

As a host it's unacceptable that your listing is buried beneath an enormous amount of listings for the same room.

WTF is Airbnb thinking? Mind you hotels shouldn't be allowed at all. It might as well be another Hotels.com or Booking.com but worse!

I know the low rating is coming

I rent out 2 rooms in my home. Both are occupied tonight. 1 party smelled heavily of marijuana upon entering, and the smell is lingering. I feel bad for the other guest who has brought it to my attention. I refunded her my entire portion.

I said no children...

The Guest Safety part of my listing says no children. The potential guest writes that he is traveling with his 2 year old and asks if that is ok? I politely write back that my home is not suitable for children. 20 minutes later he instant books
for a 5-night stay beginning 7/8. He hasn't responded yet when I asked him to confirm that the child won't be with him. How do i get his reservation cancelled if he doesn't respond soon without getting dinged by Airbnb?

reviewing inquiries..

Relatively new to hosting and I'm getting a number of inquiries which I'm quick to respond to with a message. Each inquiry gives me the option to pre-approve or decline. Do I have to formally pre-approve or decline or is it well enough for me to answer general questions with a message back?

Owner occupied home - Do I have to accomodate a service animal?

Location: California

I love animals, but my health doesn't. I get asthma when exposed.

I'm renting out 2 separate bedrooms as short-term rentals in my owner-occupied home. Guests have access to all common areas also. My online listing does say I don't allow animals in my home.

It hasn't come up yet, but can I decline to accomodate a guest with a service animal if the situation presents?

Pleaee no judgement. I would have indoor pets myself if my health would allow it. .

What an unnecessarily complicated hosting website piece of sh*t! Seriously I'll just stick with Airbnb. Hats off to anyone that can navigate that eyesore and make it work for them. I have tried a million times to set my maximum stays at 25 nights but don't see that option even when following instructions.

UPDATE: For anyone encountering this problem, the maximum stay option did not even exist for me. A rep by phone had to do some manual configuration so that now it appears as a choice where it should be.

New Hosting blues

Just started hosting last week with 3 completed stays so far. All guest stays went extremely well. At checkout I was told everything about their stay was amazing and they will definitely come again. 2 of the stays said I deserve a glowing review. The other wrote how great the stay was in a message to me.

It's been crickets on their end for submitting reviews while I have given all 3 stays reviews already. I guess in my mind the first thing I would do right after a stay as a guest is leave a review especially when prompted by an Airbnb message to do so. So I don't expect they will. Bummed because I went above and beyond and I really need some good reviews to get some traction in my area. I guess no reviews are better than bad reviews...

I'll keep doing my thing. I was just so excited about seeing my efforts recognized in writing for the first time. I know they have 14 days so maybe I'm jumping the gun.

2nd update. Today 2 of the 3 guests submitted amazing reviews. I highly doubt the 3rd will since she left without returning the keys and has been MIA since.

Same day + instant

hi, I'm kind of confused here. i want to test out same day + instant booking on one of my listings just once to see if i get more action. in the "advance notice" section I marked off "same day". a little below that it asks "allow same day requests". why is it asking if i want to allow same day requests if i already selected same day above that? will that disable my instant booking since it says i will review and approve each reservation request? what happens if i keep it unchecked? thanks in advance.

SA exemption granted, but what if...?

Just started hosting, and I want to know what to expect if the following scenario arises:

Guest shows up with a service or emotional support animal the day of checkin and I absolutely would deny them access. Then they try to cancel and expect to be refunded.

Would Airbnb grant them a full or partial refund even though I would lose money that I could have made if a different guest had booked?

For reference, it is a private room rental in an owner-occuoied single family home. Also in 3 places on my listing it explicity states no animals for any reason.

How to remove the weekly discount?

I added a weekly discount. Now I want to remove it and there is no "remove discount" option. all it will let me do is change the % between 1 and 99.

Transient Occupancy Tax (TOT) question

Hi. I'm new to hosting a short term rental in Long Beach, CA. I have booking this month and it looks like the occupancy tax was collected through Airbnb. The City sent me a link to report and pay my TOT taxes each month. Will I just report the booking and not have to pay the TOT tax on my own each month?
