Novo Banco, capital flows & portuguese wealth concentration
A quirky analysis to be sure, but two major takeaways one conjecture based on recent events the other fact based:
- The allure of Portugal is increasingly lifestyle as the tax benefits provided by NHR have been put on hold.
- The Portuguese share of world GDP vs the Portuguese share of MSCI is telling. Portuguese are under indexed in the world’s equity markets.
Both takeaways point to the real estate market continuing to increase in value as foreign money that prizes lifestyle over tax incentives discovers the magic of Portugal AND Portuguese citizens hold little of their wealth in equities.

Inflation and interest rates
This morning, seemingly in anticipation of the ECB raising rates; I see Idealista has raised the interest rate on mortgage calculation. The new rate for modeling loans is 3.45 vs 3.35 yesterday.
