415 K house

3.5% down

5k seller concession

Credit scores 800+

We were shown 3 rates and this is further buying the rate down (stated as an extra 3k) but I hadn't realized the "middle" option was already a 5k buy down.

My husband (29) and I (33) are trying to actively budget and plan for retirement this year. We have always put away savings/retirement but without much of a plan. We will not be having children.

Looking at our current state I feel we are in a good spot with budgeting but, know we are behind on retirement. Our current goal is to save for a house downpayment for sometime next year but, are also fine waiting. Below is our current numbers. Trying to see if there is a better way we should be directing our money at this time.
