₱3,000,000 for a studio in Makati and the agent couldn't even make the bed for the listing photos

Been condo hunting around Legazpi Village (Makati) and stumbled on this gem: 24 sqm studio at Cityland Makati Executive Tower II, asking ₱3,000,000.

The photos though. Unmade bed with clothes thrown on it. Extension cords snaking across the floor. Random shoes in the middle of the room. A bowl with a spoon still in it on top of the shelf. This is the SECOND photo of nine, so presumably one of the good ones.

I get that Cityland units are old and priced accordingly, but we're talking about a 3 million peso asset. Making the bed costs zero pesos. Ten minutes of tidying up probably adds 100k of perceived value.

I've noticed this is not an isolated case here. A huge chunk of listings on Lamudi look like the tenant was evicted mid breakfast and the agent walked in 5 minutes later with a phone from 2014.

Genuine questions for people who've bought or sold property here:

  1. Is there literally zero concept of staging in the PH market, or is it just the low-end segment?
  2. Do agents assume buyers will lowball anyway so why bother?
  3. Has anyone actually negotiated a bigger discount BECAUSE the photos were terrible? Asking for a friend (me).

At this point I'm half convinced the messy photos are a 4D chess move to scare off other buyers.
