What makes an apartment community website actually convert leads into leasing tours, versus just looking nice?
Been noticing a lot of property management and apartment sites that look polished but barely convert. Curious what actually moves the needle here versus what's just aesthetic.
From what I've seen working on these kinds of sites, a few things matter way more than design polish:
Fast, obvious path to schedule a tour. If "Schedule a Tour" isn't visible without scrolling on every page, you're losing people.
Real-time availability and pricing. Prospects bounce hard when they have to call or email just to find out if a unit is even open.
Mobile speed. Most leasing traffic is mobile, and a slow-loading floor plan gallery kills conversions before someone even sees the apartment.
Integration with leasing software (AppFolio, Yardi, etc.) so the site isn't just a brochure disconnected from actual availability data.
Clear, high-quality photos and virtual tours over generic stock imagery. People can tell the difference immediately.
Curious what others have seen work or not work. Anyone had a site redesign actually move the leasing conversion numbers, and what changed?
