Been condo hunting around Legazpi Village (Makati) and stumbled on this gem: 24 sqm studio at Cityland Makati Executive Tower II, asking β‚±3,000,000.

The photos though. Unmade bed with clothes thrown on it. Extension cords snaking across the floor. Random shoes in the middle of the room. A bowl with a spoon still in it on top of the shelf. This is the SECOND photo of nine, so presumably one of the good ones.

I get that Cityland units are old and priced accordingly, but we're talking about a 3 million peso asset. Making the bed costs zero pesos. Ten minutes of tidying up probably adds 100k of perceived value.

I've noticed this is not an isolated case here. A huge chunk of listings on Lamudi look like the tenant was evicted mid breakfast and the agent walked in 5 minutes later with a phone from 2014.

Genuine questions for people who've bought or sold property here:

  1. Is there literally zero concept of staging in the PH market, or is it just the low-end segment?
  2. Do agents assume buyers will lowball anyway so why bother?
  3. Has anyone actually negotiated a bigger discount BECAUSE the photos were terrible? Asking for a friend (me).

At this point I'm half convinced the messy photos are a 4D chess move to scare off other buyers.

Rockwell - best buildings for a 2br with 110-140k php per month budget?

Prefer spacious apartments, good view, low noise (from neighbors/road), well equipped gym, high quality maintenance etc.

From the Joy of Our First Home to Buyer’s Remorse: Our DMCI Parking Nightmare

Back in 2021, my wife and I were on top of the world. We had just signed the contract for our very first condo unit. It was supposed to be a major milestone, the start of our new life together. To ease the financial burden of the down payment, the sales agent advised us that we didn't need to buy a parking slot right away. They assured us we could easily purchase one later, closer to when we were actually ready to move in. It felt like a smart move at the time, saving us thousands during the heavy payment period.

Pero MALI ang advice ng ahente. The nightmare starts now.

Fast forward to today, and that excitement has turned into dread. We are finally ready to move in, but our dream home is turning into a nightmare. We discovered that a policy memo (I think nung 2022 according to agents). Parking slots are no longer available for purchase by existing unit owners who aren't executing a brand-new contract.

We still wanted to make things work in good faith, so we tried appealing directly to DMCI's sales advisors, offering to pay in cash to show our commitment. Unfortunately, that appeal was rejected as well.

Since that didn't work, we scoured Facebook groups and Reddit posts for available parking slots, but it's very difficult to find one unless an owner is selling their unit or is in financial distress.

Because of this, we feel completely stuck now. The agent's advice left us vulnerable to this rule change, and now DMCI's policy makes it practically impossible for us to secure a space. To make matters worse, this restriction has driven up the prices of existing parking slots dramatically, and the only way to find one at a reasonable rate is through 'pasalo' listings (na sobrang risky and sellers want their cash out agad instead of doing a proper MoA or tripartite).

We really hope there's a way parin that DMCI works with their buyers.

We’re still hoping. I REALLY want us to enjoy this condo unit. Ang dami na nangyayari sa aming mag asawa na emotionally draining. Inisip ko sana na may masaya naman for 2026. Pero wala eh.

CONDO SMDC!

Hello po! Sino po may same situation samin. OFW here. Nakakuha kami ng condo since 2018. 2023 nakuha din namin ang title. then january 2024 nagdecide kami icancel. marami kami tinawagan pinagpasapasahan kami with lots of email na walang matino din na reply. The bank loan na with them BDO even took money sa ibang account. we already signed the surrender form sa BDO last year pero wala ng reply from them.

Si Condo still sending email na dapat magbayad kami ng kung ano ano. Ano bang dapat gawin? we will try to email NPC for request of deletion ng information namin sa kanila. Imagine nagbayad na kami ng almost million sa kanila without the condo na never namin nagamit but naniningil parin sila.

LEGAL BA NA NANINGIL PARIN SILA? since 2024 tumawag at nag email na kami na icancel ang contract pero ang email nila is paniningil ng montly rent at association fee!!!

hello po recently lagi po nag kakaroon ng ipis sa condo ko dahil sa unit na katapat ko. after months of complaining sa admin ngayon lang na buksan yung unit na sa tapat ko and low and behold grabe ang infestation ng ipis sa condo (iniwan or nag bakasyon yata yung tenant na sobrang dugyot hindi siya nag tatapon ng basura at naka tambak lang)

question: as a tenant am i allowed to ask for the unit owner ng katapat kong unit to pay for the pest control for my unit?

Name not included in lease contract?

Hi, I am a a prospective tenant with my roommate. We are about to enter into contract signing na and upon seeing the document, hindi po ako kasali sa signatories and covered by it. My roommate and I will be splitting the rental payment and its corresponding terms sa condo.

I was told that isa na lng daw po ang ilalagay and that I was indicated as a tenant (but not in the actual contract as "lessee"). I will be registered naman daw po as tenant sa condo and will enjoy every privilege there is a tenant.

However, I am wondering if I will be protected in the event of disputes ('wag naman sana) or if me being left out as a lessee in the contract would potentially backfire in the future?

Please help me out on this. I don't have much information or someone to talk to na versed when it comes to condo contracts.
