Thoughts on Lease to Own Condo? No bank finance 0% Interest

Hi,

We’re first-time buyers, and would like to know your thoughts about Lease-to-Own payment schemes, with an option to purchase at the end of the lease term, offered by developers.

RLC is offering 10 Years No Downpayment, No Bank Finance, 0% Interest Rate, 10 Years repayment for their Cirrus Condominium in Bridgetowne, and we’re seriously considering it given na 0% interest siya, and 10 years to pay lang (unlike bank financing).

Has anyone tried this type of payment scheme before, and what are your honest thoughts/opinions? Or is there anything to be worried about?

Itinapon ang lahat ng gamit ng tenant dahil may balance

Ano po ang dapat ko gawin kasi po may balance po ako sa owner ng condo hindi po binalik deposit ko kasi may balance daw po ako saka sa agent daw napunta ang deposit. Nilock nila gamit namin at pinalayas ang anak ko sa condo hindi manlang punayagan makuha gamit ng dalawang student sa school wala daw pwede ilabas. Tapos natagalan po ako hindi nakabayad itinapon nadaw nila lahat ng gamit namin including personal ids at lahat ng mahalagang gamit namin. Pa advise naman po.

CONDO NEAR SM MEGAMALL

Hi everyone! My partner and I are planning to move near SM Megamall since my workplace is just a minute away, while she works remotely.

We’re currently looking for a 1-bedroom condo, preferably furnished or semi-furnished, since we don’t have furniture or appliances yet.

Could anyone recommend which condos or areas we should look into and what budget we should prepare for monthly rent? We’re planning to personally visit the area and inquire directly, so it would really help to know where we should start looking and what rental range is reasonable.

Where did you find your current condo/ apartment online?

Hi guys, I've been looking for a condo to transfer to. Limited lang sa Rentpad na allowed pets and kinda expensive pa. I don't have FB for 5 years but I might create a new account if FB lang talaga another option. 

I tried googling "Marketplace FB" condo for rent, I can't find the site or group that people are saying online hay

Can you suggest an FB group names/ other websites where I can look for a condo? Please?

Is this legal? 38% increase in dues? Cavite condos luxurious than most?

Is there any way we can contest the increase in association dues? Many unit owners do not agree with it, as the increase seems excessive. Considering that this is neither Makati nor BGC, and the condominium only has a small lap pool and a modest gym, the new rates appear unreasonable. I’m also curious how much association dues typically cost in similar condominiums nowadays.

My first Property purchase.

Hi,

I’m already on the right age to buy a property on my own ditch the life that i’m used to kung saan living with parents’ house. I’m actively seeing multiple condos around Metro Manila specially Mandaluyong, and Pasig. I work with in the bubble of BGC.

Currently I’m interested with these units

  1. Fame Residences Mandaluyong- Tower 4 (RFO)
  2. Sync Residences Pasig- Tower 3 (Turn over 2029) Tower 4 (Pre-Selling)
  3. Lykke Kondo Pasig- Pre-Selling (Loft type)

I’m not in a hurry naman to buy—since RFO na yung isa and okay naman yung offer sa unit but SMDC siya. Yung Sync by Robinsons bigger cut 1br nila nasa 42-50+sqm but slightly expensive. Then yung Lykke PH1 by Megawide loft type—okay siya, kaso wala pang gawa so baka ma delay.

Any suggestions for other developer? Violent reactions? I really want this first purchase to be memorable for me. If for the budget i don’t have the problem naman, basta hindi lalagpas sa 15M.

Range + Oven Recommendations

I just moved to a DMCI condo. I'm leaning to get a gas range with oven instead of an induction/electrical type since the breaker is only 20amps (can't accommodate 4 burners and an oven) plus gas stove is cheaper monthly. And EC Gas is allowed in the condo.

Anyone can share their thoughts? Any recommendations?

Change My Mind: Condos are a terrible investment in the PH

The last CMM thread did well so I'm trying another one.

  • Whereas Metro Manila is drowning in oversupply, with tens of thousands of unsold and empty units, meaning your "asset" is competing against a wall of identical concrete boxes the day you try to sell or rent it.
  • Whereas the POGO collapse gutted a huge chunk of the rental market overnight, leaving entire buildings that were "guaranteed rentals" sitting dark.
  • Whereas monthly association dues, sinking funds, and special assessments quietly eat your rental yield alive, and they only ever go up, never down.
  • Whereas build quality is frequently poor and units visibly depreciate, so unlike land, the physical asset is literally decaying while you hold it.
  • Whereas the secondary (resale) market is weak and illiquid, and buyers overwhelmingly want brand-new pre-selling units from developers, not your five-year-old "vintage" condo.
  • Whereas pre-selling itself is a gamble, with developer delays, projects that stall for years, and the occasional one that never gets finished at all, while your money sits locked in.
  • Whereas rental yields in real terms are thin once you subtract dues, taxes, vacancy months, agent fees, and repairs, often landing below what a boring time deposit or dividend stock would pay.
  • Whereas peso depreciation quietly erodes your returns if you're measuring in dollars, which any OFW or foreigner ultimately is.
  • Whereas the exit is brutal: capital gains tax, transfer costs, and a buyer pool that would rather put the same money into a shiny new tower next door.

Change my mind. I know there are some real estate agents here.

CONDO NOISE and tips for electric

Ano po mga ginagawa nio para ma minimize un noise ng unit.

For context po. Lilipat Ako sa condo na studio unit. May toddler Ako at kung umiyak Minsan pero Todo Todo ingay..

Wala pa Ako katabi sa right side na unit , sa left Meron na. Sa tapat dko sure.

Ano kaya dapat ko gawin sa loob ng unit para mabawasan un noise na lumabas Mula sa unit Namin.

Kasi di tlga maiiwasan mag ingay un toddler ko ..

Ayaw ko Naman maka abala.

Next po sana hingi Ako mga tips pano maka save ng kuryente sa unit natatakot Kasi Ako sa bill ng meralco dahil sa induction mahilig pa Naman Ako mag luto.
