Buying a flat in India vs Dubai, which country should I bet on?

I’ve been living in Dubai and for about 5 to 6 years now, I moved here from India in my early 20s, and things have worked out pretty well i'd say and I got married recently my wife is a freelancer, and we’re planning to have a child this is the point where you start talking about finances and long-term future much more seriously and buying our first property is something we’re considering

the thing is, I’m not sure where to buy

I can see myself living in Dubai for another 10years, maybe longer, then should I buy an apartment here and stop paying rent> or buy a flat in India, rent it out and continue living here?

Part of my thinking is residency cause we’re both currently on Green Visas, so we’re not entirely dependent on one employer for our right to stay but Ikeep wondering what happens if our circumstances change or we eventually decide we don’t want to live here anymore?

hence I’ve been looking into property-owner residency in Dubai which would mean buying a flat here and have another route to staying long-term? Or would I just be tying even more of our money to the same country where we earn and live?

and then there’s the situation in both countries
I love my country, i do but the political controversies, protests and ongoing social tensions and overall quality of life, sure you have descent clusters but it's just about living in bubbles

Meanwhile, Dubai has itsown regional uncertainties adn alongside questions about property prices, new housing supply and how secure life here would feel if our employment or residency circumstances changed

and maybe i'm being too indecisive but neither option feels completely straightforward, and I don’t want to make a decision based on headlines alone that's why i'm asking this here..Would you buy a home in Dubai because that’s where you earn and live, or buy in India as a long-term fallback while continuing to rent here?

If you were to invest in India, which city would you choose: Mumbai, Delhi NCR, Bengaluru, or somewhere else?

I’d particularly appreciate hearing from people who’ve bought property in either country and held it for a few years and what have the actual rental yields, maintenance costs, appreciation and overall experience been like?

I don’t want to buy a flat just cause it feels like the next milestone in life and with a child in the picture, I’d rather make a decision that gives us financial flexibility and security, wherever we eventually end up
