€40k, sea view terrace, and a whole lot of renovation ahead (Paola, Calabria)

Found this one scrolling Immobiliare last night and couldn’t stop looking at that terrace. It’s in Paola, a coastal town in Cosenza province, Calabria. Three rooms, 107 sqm, one bathroom, €40,000, and yes it needs full renovation, but that view over the Tyrrhenian is hard to argue with. Listed through Tecnocasa. Would you take this on, or is the renovation bill going to eat the savings? Curious what people think Paola is like to actually live in.

Yes, houses really do sell for €1 in Italy. You sign a renovation commitment, put down a refundable deposit (usually €5k–10k), and have to finish work within a few years.

Real cost of that renovation? Roughly €50k–120k for an average village house, depending on condition.

Fell in love with Etna and now I can’t stop looking at property listings. 😅

Found this one in Pedara, right at the foot of the volcano. It’s a proper fixer-upper, 167m², 5+ rooms, needs a total renovation, but the bones are there and the location is unreal. Listed at €100,000.

Has anyone here gone through a renovation in this area?
