Made a rough Kolkata 2BHK rent map. Tell me where I’m wrong

Tried putting together a practical snapshot of what a decent 2BHK tends to cost across major Kolkata areas right now because “Kolkata rent” as a single number is honestly meaningless.

New Town, Salt Lake and Ballygunge/Gariahat obviously sit on the higher side because of office demand, location premium and newer projects in some pockets, while areas like Garia, Patuli, Behala, Joka, Baguiati, Teghoria and Barasat/Madhyamgram still look more practical if budget matters.

That said, rent alone never tells the full story because maintenance, furnishing, exact lane, building age, owner vs broker, metro access and commute pain can change the real cost a lot.

This is meant to be a useful snapshot, not a perfect index, so if you are currently renting or recently searched, comment your area + rent + BHK and help improve Version 2.

Best area to rent near Camac Street (1 BHK, ₹5k–10k budget)?

Hi everyone,

My Coaching is on Park Street, Kolkata, and I'm looking for a 1 BHK on rent within a budget of ₹5,000–10,000 per month.

Which areas would you recommend that are safe, clean, and have a reasonable commute to Camac Street? I'm okay with traveling around 20–30 minutes if it helps me get a better place within my budget.

Any suggestions for neighborhoods or rental tips would be greatly appreciated. Thanks!

Best area to rent between New Town and Behala?

My mom's office location keeps rotating in the Behala / Rashbehari / Tollygunge circuit. Meanwhile, my office is in New Town.

I am thinking of renting a place that's reasonably convenient for both of us. 1/2BHK, preferably under ₹15k/month if possible. A safe neighborhood, good connectivity (metro/buses), decent amenities, value for money deal are the main priorities.

Which areas do you think would be the best fit? Any locality or apartment recommendations would be really helpful. Thanks!

If you had ₹60 lakh, where would you actually buy a flat in Kolkata?

₹60 lakh feels like a confusing budget in Kolkata because it is not exactly low, but it also does not comfortably get you everything in the better locations anymore.

You might get something practical in Garia, Patuli, Dum Dum, Lake Town, Behala, Joka, Teghoria, Rajarhat or Barasat, but areas like Salt Lake, Ballygunge, Gariahat, Park Circus, New Town premium projects or EM Bypass can quickly push you into compromises on size, age of building, parking, floor, or maintenance.

If you had around ₹60 lakh today, would you buy a smaller flat in a better-connected area, a bigger flat slightly outside the city, or avoid buying altogether and keep renting?

Curious to hear where people think this budget actually makes sense in Kolkata right now.

1 BHK rent near Newtown AA1 will be available next month
