Need help regarding TDS on purchase of a flat.

I have purchased a flat recently in Kolkata. I just need a clarification from experienced folks here. If I bought a flat worth 1cr I will be paying flat cost minus 1% TDS to my builder OR I will be paying flat cost plus 1% TDS to my builder. My builder is asking me to pay the TDS which I have paid and adding TDS in the cost of the flat. Kindly help guys.

My Apartment as a college Student in Kolkata

It has bedroom, a kitched(quite big) and an attached bathroom

Why is live-in so tough for couples in Kolkata?

You find a decent 2BHK, rent fits the budget, metro is nearby, photos look good. Then the broker asks the actual qualifying question: “Married?”

Suddenly the flat that was available five minutes ago is “family only.” Another owner is okay with it, but the society apparently isn't. Another wants parents involved. Another is fine until they hear both names on the agreement. Then come the questions about visitors, how late you return, whether neighbours know you are unmarried, and occasionally the suggestion that one person simply shouldn't officially appear as living there.

The funny part is that two working adults with salaries, IDs, deposits and references can still have fewer options than a married couple with exactly the same finances.

Which Kolkata areas or societies have you found relatively chill about unmarried couples, and where was house hunting an absolute nightmare?

I am a 27M WFH guy, living alone in Newtown - Gated society and want to get daily food like breakfast lunch evening snacks and dinner jeita amaar baari te deliver kore jaabe and would also be healthy - unlike Swiggy Zomato.

Ami actually emon ekta service use kortam if it existed properly in Kolkata. Restaurant food na, Swiggy-Zomato type “aaj ki order korbo” o na. Just regular barir khabar, delivered every day.

You choose a plan once. Breakfast, lunch, dinner, snacks, or any combination. Every Sunday you get next week’s menu. Something like rice, dal, aloo bhaja, machh one day, chicken another day, khichuri on another, roti-sabji at night, luchi-torkari on a weekend morning. Menu rotates every week so you are not eating the same four dishes forever.

Then food simply arrives at roughly the same time every day.

The part I’d really want is flexibility. Going out tomorrow? Pause one meal. Want only weekday lunches? Do that. Parents coming over for a week? Increase portions temporarily. Vegetarian on certain days? Select it beforehand. You could pay weekly or monthly instead of making three separate food-ordering decisions every single day.

Basically somewhere between a personal cook, old-school tiffin service and Swiggy, but designed around recurring daily food instead of restaurant discovery.

I feel this could make a lot of sense for bachelors, students, working couples, people living alone, or even families where both people work and keeping a cook becomes another thing to manage.

Would you actually subscribe to something like this in Kolkata if it were to exist? And what price per day would make it a no-brainer for you?

Want to Rant: Crazy prices in Newtown

Came here to rant about how unreal the real estate market in Newtown area is.
I started looking for a 2bhk in Newtown area in December 2025, tried to market research how the prices were going. It was around 54-60 back then. Last 6 months I have contacted all the brokers in Newtown area and now the property prices are at 65-70.
All I want to know if the land valuation is correct or not. Are they doing any kind of land assessment before quoting? Because if you look at the development, we have literally 4 office buildings there. There is no news of new companies coming. Dont start with financial companies moving from dalhousie to Newtown, we dont know what new govt is planning. But seems like nobody is paying any heed to IT industry there.
Then why did brokers up the prices by 5-10lakh in 6 months. Also the rent in that area is not that much as well, so rental yield is a joke as of now.
I really wanna know how these prices are getting decided.
Its like im never catching up with it, by the time I would reach a state to invest 65-70, the prices will be 80-85
And yeah, I tried to negotiate a lot, but they know they would get buyers so…
Anyone else feels similar? Let’s trauma-bond ig!

What's the best way to verify any property before buying?

So today I found a ready-to-move apartment in AA2 Newtown near Akankha. It's good and in a spacious area. Everything looks nice and seems too good to be true, so I want to trust my gut and verify. I have direct contact with the owner-cum-builder, so no broker is involved. It will be booked by someone else soon, and they have already paid the token amount. If I want to take it, I have to hurry up and do the registration, and whoever does it gets the flat. However, I want my doubts cleared regarding its genuineness and if it's worth it. I need general information and wise advice.

Due to my budget constraints, I can't afford any other 2BHKs near Newtown AA1.

Investing in bank auction properties

Why don’t more real estate investors buy distressed properties at auctions in Kolkata?

I have done a few of those deals at 20%-35% discount to market value.

Most of my friends I have spoken with think it’s a complex process and legally grey.

That’s really not the case. Most properties I have dealt with are legally clean with a valid court order allowing an auction.

Ask me any questions you have on bank auction properties in Kolkata in the comments, I’ll try to answer them.

I’m planning to buy a flat in AA1, New Town, but I understand that the building is under a cooperative society.
I’m considering the property both as an investment and for renting it out. Is buying a flat in a cooperative society a good option for this purpose?
Are there any major drawbacks or differences compared with buying a freehold property? Do tenants have any preference?
