Need TV placement ideas

I will be signing a contract for this home this week. As much as I love it (it's a model home and therefore all the furniture you see will be gone), they've made my life harder by adding the fireplace which in fact looks beautiful but I rarely use it. I can completely not use it and wall mount my tv there and partly blocking it. Or I can place it so the bottom of the tv is where the ledge is but I'd crane my neck if I am seated while watching. Or I can place it in front of the window across (the window closed ofc, maybe by a curtain) but wouldn't it be weird? Or I can place it in the corner between the windows, again weird!

(There's another house where I don't have this issue, master down and fully functional which is 65k cheaper but it's got a lot of brown both in and out and I won't like it unless I repaint the kitchen cabinets where the counter tops are a beautiful white and also replace the bathroom counter tops where the brown cabinets don't look bad at all and the exterior is all beige, tan and brown with a curb appeal that's meh.)
