Winning BID. CEBU - very expensive.

Anyone here from CEBU?, what are your thoughts.

We just won our bid here in CEBU, specifically LAPU-LAPU, Its the Evissa Subdivision by Johndorf.

We won a bare unit house for 3M with min bid of 1.7M.

There was a couple of these that we BID but did not get the win, so we set aside a max budget that we think we can take.

Do you think that this is worth it? , The house was turned-over around 2017 so its almost 10 years old now.

Before answering, please read some facts below.

The house that we won is Unoccupied, TITLE under HDMF, Electricity and Water is not yet connected - basically nobody lived there really. It just became a garbage place from the neighbors.

My wife's workplace is at COLON, Anything farther is really not worth it as it will cost a lot of transpo and time.

IF you assume from the same house and subdivision and its fully furnished it will cost as much but the assume price is 2M with remaining 1M at pagibig - at least thats what we found.

A brandnew ones right now would cost as much as 4.5M, We also inquired a 3.9M from Consolacion - which is 15KM away from the CITY. (but the traffic their is crazier)

Much crazier is we looked way outside city, San Fernando - the same developer and its around 30+KM yet its still priced the same 3.9M+ with 12K Equity and 23K Ammort - the ammort is just too much for us.

We also looked for economic housed like 4PH but its still too expensive 3 to 3.9M plus we dont know how is it managed. We dont like condo's, especially how awful the maintenance would be.

Why we bid 3M?

Well there was a couple of these properties that we bid and we lost almost every time, 2.4M to 2.8M. I believe there are bidders that bids just to fck everyone with no intention of actually buying.

Why we like Johndorf. We currently live at Coral Village which is also Johndorf, the houses are okay i guess, its a townhouse so not expecting much. But what truly mattered to us is that , No Flood, Good Community and safe.

Monthly ammort should be around 15K+ for the next 3 years then possibly 18K afterwards - we also plan on adding 100K per yer straight to principal so that this loan will be fully paid for 15 years.
