Owner-supplied materials for renovation ko

Good evening, hingi lang sana ako ng advice/tips from your experience. May ipaparenovate akong townhouse. I’m leaning towards supplying most of the materials para 1. Makasave 2. Maximize credit card (cc) with low interest.

Gusto ko sana magset ng clear expectations since first time ko din:

• Ordering and delivery:May napagtanungan na akong hardware na tumatanggap ng cc payment. Do you advice na inspeksyunin ng personal ang mga oorderin na materyales? Nagooffer sila ng quotation kaya pwedeng online ang transaction. Pero wala rin kasi akong alam sa materyales pero pwede magtanong sa kakilala.

As for delivery, paano masisigurado na madedeliver ang mga materyales on time? Kailangan ba mag-order months/weeks or pwedeng days in advance? Kailangan ba na may available magbilang ng materyales bawat delivery o pwedeng gawing sakop na ito ng contractor?

• Storage: Paano ihandle ito? Inaanticipate ko na bulk kadalasan ang magiging order pero baka merong mga materyales na isasabay kasi gagamitin din kinabukasan. Baka may mashare kayo from experience.

• Tanong ko na rin, sa BOM kasi na sinend sa akin andun na ang labor cost. Ibig bang sabihin ng ganito, yung contractor na rin ang bahalang magbayad sa nga workers? O owner ba kadalasan naghahandle ng ganito?

Kaya po ba ang 400k sa 40sqm na house ang ganitong design. kasama na ang labor ?? Quezon Province ang area.

Wall Leaks

May mga leaks ang wall ko.

Ang bahay na nabili ko ay precast.
Hindi ko alam kung sa termination ba ng precast or dahil dun sa canopy na nakadugtong adjacent sa side ng wall na yan.

Q: paano ko malalaman source nung leak at ano ang solution na pang matagalan?

Hindi nadedelay?

So far most of the contractors im researching have some for of delay and that's understandable, no problem with that. But is it true na si MASO lang ung may compensation package sa delays and explocitly stated sa contract? Ung iba kasi they don't talk about this and they dont have this at all.

Reviews about Nieves Construction Services

Meron na po ba nakapag-try or experience magparenovate kay Nieves Construction? nasa Cavite area sila.

Ok po ba sila for construction or renovations? Wala kasi akong makita reviews about them except sa website nila.

Saka legitimate po ba sila? Di ko kasi sila makita sa PCAB.

Wala po pala akong balak magparenovate pa kasi under preselling palang yung house na bare finish, kumbaga naghahanap palang ako and nagpe-prepare, then I just found them online.

Roofing company ocular fee

Hello,

Good day.

I sent an email to a roofing company about a quotation for, truss conversion to metal, roof replacement with insulation, stainless steel gutter replacement and pvc/metal spandrel installation.

I would like to ask if a 10,000 php fee from them is justifiable?

The Inspection includes:

assessing structural integrity, designing your roof truss, and estimating materials.

Which is cost effective, LiteBlock or SRC panel?

I have been searching for a while kung anong materials ang want kong gamitin sa bahay nag ipapatayo ko. I am considering ung TIME to build, labor cost, ung ability na mabuhat ung mga furniture or appliances kapag kinabit sa wall and san ako makakatipid pero quality and worth it lalo na sa panahon na meron tayo. Ano po marerecommend nyo based po sa na experience nyo na? I have searched AAC is negative po since need pa ng specialized tool para magkabit sa mga walls and hindi din advisable sa mga wet area.

Planning to build our dream house in Angeles City.
Please reco a good contractor based on your actual experience. Ekis ako sa mga newbie contractor influencer kuno na pasikat sa social media at nakiki-collab sa mga contractor/designer influencer din kuno. 😂
I want a firm na tahimik lang sana sa social media, but their completed projects and positive reviews from actual clients speak for themselves.

When choosing windows for a house in the Philippines, I think it’s worth looking beyond just the appearance.
The amount of sunlight, ventilation, rain, outdoor noise and the size of each opening can all affect which window design works best.
For new builds or renovations, I’d personally recommend deciding on the window design early, rather than treating it as the final step.
What do you usually consider first when choosing windows for a home in the Philippines — design, ventilation, heat, noise, durability, or budget?

House Construction Loan

In availing a house construction loan with PAGIBIG, is it allowed to have the house constructed by a foreman with a team of skilled workers instead of hiring a contractor? The reason is that the contractor requires a 30% cash upfront before starting the construction, which may be difficult for me to provide.
