Seeking out properties near BGC.

Please help. Pagod na akong mag isip :-/ I am a professional in my late 30s. I work in BGC and my partner works in a hybrid setup with office located in McKinley. My family’s home is in a province 1.5 to 2 hours away. We rent a 1Br condo in QC; pagbaba mo semento and kalye agad, no walkable areas or greenery nearby.

I make reasonable money with a surplus of around 100-200php per month, depending on the month, but I only started earning this much last year. For the last several years, I’ve felt very sad about the fact na in my late 30s naka rent pa rin ako. Not because there’s anything wrong with renting, but because I can’t even nail a picture to the wall without worrying about a security deposit. I would like to be able to feel like I live in a home.

With these needs in mind, an acquaintance offered us an 80+sqm property with 2 parking spots in a community near BGC in Taguig. Medyo traffic, but pagbaba ng condo may mga puno and amenities. Probably not a bad place to raise a child. Maaliwalas naman. It would be around 20-30 mins away from where my partner and I work. The condo was built in mga early 2010s so may kalumaan na but not bad naman. Maluwag din na 3Br. I think the size is perfect; the traffic in the area, yung kalumaan ng community, and its proximity to a faultline are making me hesitate.

I just need help - is this a bad deal for 10.5M php CGT included? Are we missing out on other good areas to look? We keep trying to look online but parang all the other properties masikip na, or di rin maganda yung area pagbaba (walang trees etc), or walang parking na kasama (we have two cars but could deal with 1 parking slot lang if necessary).

Please let me know if this is the right sub for this!

Sta Lucia Pre Selling Lot Cancellation Notice

My sister has a pre-selling lot from Sta Lucia Realty. She’s still paying it in installment. But last year since our dad passed away, it has been a struggle for us to pay the mortgage because our dad left us with almost 2M balance at the hospital which we’re still paying until now, then the war in the middle east began too so it affected her work as they were asked not to report to work due to the security threat. She’s based in Bahrain. Then just this Wednesday a letter came in the mail, it’s a cancellation notice from the developer stating that due to her past dues, her contract is bound to be cancelled. The letter states that she has 30 days from the date of receipt but the letter that came in Wednesday is dated April 28. Can this still be fixed?

I wanna help her out. But I can only help her add 5-10k per month to her mortgage. I wanna know if there can be a payment arrangement or restructuring that we can ask from the developer.

CONDO UNIT FORECLOSURE AND ASSUMED BY ANOTHER INDIVIDUAL

Hello! I wanna rant lang. We have a unit that we got last 2022 (loan from BDO) and now since our mom got sick, we had to put it up for assume.

1st person who assumed the unit did not PAY us within the year ( yan kasi yung usapan na within a year sya mag babayad) and she also did not pay her obligations sa bank.

Now, she sold it to TWO OTHER PEOPLE and we are fighting for the unit.

We want to surrender it sa bank pero they wont give us the key. Honestly, we understand them. They already paid so that’s why pero kasi they assumed it from the person who DID NOT PAY US. All of the papers and SOAs are still under our name yet para kami pa yung nag cause ng damage. JUST WOW!

Like even assumption of mortgage wala kaming binigay sa first na nag assume kasi di pa fully paid pero nalaman nalang namin na meron siyang pinagawa (nalaman namin just a few days ago)

Buying a house as a content creator

Kaka graduate ko lang ng college and nag babalak ako bumili na ng aking sariling bahay. Content creator ako so wala akong traditional job. Hind ko kaya magpakita ng payslip and yung tax residency ko nasa US.

On average, mga 700k monthly after taxes naman kinikita ko pero di talaga kaya bilhin ng cash yung property na gusto ko sana.

I just wanted to ask if anyone here has gone through a similar situation and was able to get approved for a housing loan. Anong banks ang accomodating saating mga self-employed, and what documents helped strengthen your application?

Aside from condo dues, what other bills should I expect?

Hi! Need help in understanding condo bills/dues or any other tax that needed to be paid.

The unit(28.31sqm) was bought by my late father and the turnover wasn’t clearly explained to us, I’m also trying to figure out (pero fully paid naman na yung unit).

Bali po binabayaran lang namin monthly ay yung condo dues and kuryente.

  1. But aside from condo dues, what other regular or yearly expenses or tax should I expect?

  2. Are there any other monthly or yearly bills I should be aware of?

  3. I also learned about “amilyar” (real property tax / RPT). I’m a bit confused about it. How much is it usually, and what happens if it’s not paid?

Any advice or experience from condo owners would really help. Maraming salamat po.
