Whats one thing about commercial real estate taxes that nobody explained to you beforehand?

I bought my first small commercial property last year after owning residential rentals for years and the learning curve has been much steeper than I expected.

Lately been reading about depreciation strategies and came across discussions around cost segregation audit support. It made me realize that there are a lot of moving pieces on the tax side of commercial real estate that most new investors dont really understand
