Thoughts on condo rental pricing?

How do you set the line between healthy, competitive baseline pricing and artificial price inflation?

POGO days are over and Metro Manila is in a condo oversupply crisis.

Madalas ko nakikita ganitong sentiments sa frustrated condo owners who are quite out-of-touch and classist/elitist. How can the market settle towards a fair price?

At the end of the day, are we all just pawns fighting while the real estate overlords hoard all the land and coins?

nakaka frustrate kasi hindi responsive ‘tong caretaker ng apartment na ‘to. yung landlady kasi nasa province. me and my partner is living together pero this june, saamin ako umuuwi for the whole month of june, which means yung partner ko lang magisa sa unit. all throughout ng stay nya don, isang fan at isang ref lang ang gumagana,!ni hindi nga nagluluto yon kasi puro bedrot lang ang ginagawa kasama pusa namin. bumibili lang yon sa labas ng pagkain, or nagpapa-deliver. sa tubig naman, hindi malakas mag consume partner ko, kaya gulat na gulat ako na ₱715 unang computation niya lol. ngayong araw yung due date at nakakainis lang kasi parang walang pake tong caretaker namin sa concern namin, as you can see, hindi responsive 🤷‍♀️ kapag naman nakita ng partner ko sa baba (2nd floor kasi unit namin tas sila asa baba) mukhang badtrip o galit pa kaya di niya ma-approach ng maayos. hindi namin alam kung babayaran ba namin ‘to nang walang maayos na sagot eh o ano ewan ko ba 😹

Parang walang nagluluto sa kapitbahay?

Hi guys,
So kakalipat ko lang sa studio type apartment, nasa 3rd floor then puro studio type din mga katabi .. wrong choice ako dito kasi bintana lang is hallway tapos yung rate pa ng kuryente ni landlord nakaka wtf hahahah
3 months na ako dito gusto ko na umalis kaso yung deposit at nakapag lagay na ng mga gamit kasi sobrang hassle maglipat.

Sobrang init sa unit, bumili ako ng pang temperature monitor umaabot sa 32°-36° yung room pero sa hallway presko naman kulang ventilation talaga. (Very wrong choice, na excite ata ate mo mag solo living)

Dami ko pa inisip gawin sana, mag meal prep, magpasounds ng malakas at kumanta, or kahit ano pa

yun lang na try ko magluto ng bacon lang ah, nangamoy bacon agad yung room kahit bukas door hahah nadikit sa damit :( Never ko din naririnig mga kapitbahay ko na nagluluto or walang amoy ulam na masarap (kaya napaisip ako na bakit parang ako lang kumakain?) hahaha

Wala din maingay, as in yung walls ng studio type gypsum board lang.. nahiya tuloy ako mag ingay, kita ko naman may mga tao sa unit bukas ilaw/pinto nila pero bat ganon hahahah triny ko magpasounds ng malakas tapos lumabas ako ng room saakin lang rinig na maingay.

nahiya tuloy ako gumalaw, at mag ingay.. hahha ewan ko ba mag titiis ba ako dito ng 1 year, parang lang makuha 2 months deposit hahahah sayang kasi

Odor problem studio type

Good afternoon. Sa mga naka studio type po diyan na walang bedroom. Ano pong gamit niyo para palaging mabango yung unit niyo? Especially po pag nagluluto kasi everytime na pumapasok kami sa unit namin medyo off yung amoy although may window naman yung studio type namin pero ganun pa din. Thank you po and I don’t know kung masa tamang sub ako hehe.

"Kung di kayo makatiis, pwede na kayo umalis"

Renter here. Province area.

Napalipat kami dito since Summer 2023. Nakakabayad kami on time. Okay sya kasi malapit sa mga kamag-anak and school ng kids ko. Not until nag tag ulan, ang daming tulo tapos bumabaha agad sa CR, lumalabas yung tubig sa labasan ng tubig, umaapaw yung inidoro (lalo kapag malakas talaga ang ulan or may bagyo). Kailangan maglimas (sasalukin para di lumabas sa CR kasi didiretso sa salas).

Sinabi namin sa Landlord ang problema, oo daw aayusin. Hanggang sa eto nanaman magbabayad na ulj kami, hindi pa rin naaayos. So everytime nagbabayad kami, lagi namin sinasabi concern namin, oo lang ng oo.

Tapos nagsummer na uli. Edi wala na uli problema kasi nga di naman na maulan. Nag summer pero walang inayos sa bahay, tag ulan na uli hindi pa rin naaayos.

Sa bwisit namin, tinigilan namin magbayad ontime. Tinatabi lang namin hanggang umabot ng 4 months, pag naningil saka namin ibabayad lahat tapos sasabihin uli namin problema namin. Inayos naman yung sa kusina na tumutulo, nawala nga tulo ng iba, naipon naman sa iisang pwesto na halos makapuno kami ng balde sa pagsasahod.

Yung CR talaga main problem namin, kasi may amoy talaga. Lagi pang barado.

Tapos recently hindi na uli kami nagbabayad, not until maningil uli. So kahapon naningil na, di na ko mabait. Inulit uli ko uli concern namin tapos sabi ko nakakailang sabi na kami, wala naman ginagawa na action. Nag babayad naman kami, kako kaya nakakawalang gana rin magbayad ontime kasi hindi naman nila inaayos yung problema.

Sagot ni landlord, "eh di kung hindi kayo makatiis, umalis nalang kayo" — stressed malala talaga! kasi ang hirap hirap maglipat, saka mung meron talaga kaming nakita malapit sa school ay noon pa kami nakaalis dito. Ang kaso ay wala. Ang hirap din masi kinder ang panganay ko, tapos yung bunso ko nagtetherapy (diagnosed with autism). So mahirap din talaga lumayo sa kamag anakan, and new environment.

Nakakaloka lang talaga si landlord.

Plan ko ngayon ay maghanap hanap pero syempre hanggang naghahanap, hindi na kami magbabayad. Lols. Ang sama ba ng ugali ko? Nakakabwisit kasi. Obligasyon nila ayusin yung problema sa bahay. Pwede naman kami ang magpaayos pero ibabawas dapat sa rent, kaso ayaw din nila.

Affordable and safe places within metro (or outside?)

Hi!

From Manila ako since then and ngayon nakakuha ng WFH set up.

Gusto ko ng umalis sa bahay namin dahil ang dami kong unresolved issues sa kung kani-kanino sa amin.

Being a breadwinner, naabot ko na ang ceiling ng pagkabayani.

Magbbigay pa rn ako sa kanila pero gusto ko na tahimik at bigyan ng oras yung sarili ko.

Budget: 10k all in na sana. Rent, utilities, internet (food nga sana kasma e. Possible ba to? Lol. No bashing. Nagangarap lang mare.)

Which is better Sampaloc or Novaliches QC?

Reviewee here po starting Sep 2026. Just wanna ask if same lang ang living situation sa Sampaloc and Novaliches? I heard from friends kasi na nasa sampaloc na very polluted daw dun, super daming ipis (phobia ko po toh no joke), and also daming snatchers. With the increase in youth violence sa Metro, nakakatakot na rin sumakay ng jeep. Im a solo reviewee rin po so both safety and cost of living play such huge factors po. So dalawa po kasi branch nung RC ko, one in Sampaloc and one in Novaliches. So which is better po kaya?

Avida Southpoint vs Cityland Makati Executive Tower 3 for WFH – Which would you choose?

I'm having a hard time deciding between these two condos in Makati and would love to hear your thoughts, especially from people who've lived in either building.

Option 1: Avida Southpoint – ₱18k/month

• Junior 1BR, fully furnished
• Inverter AC, inverter ref, induction stove, microwave, oven, washing machine
• Great gym and coworking space (I WFH, so this is a huge plus)
• Newer building and overall feels more premium
• I won't need to pay for a separate gym membership
• Downside: The pool is currently under renovation, and the unit faces the pool (18th floor), so I'm worried about construction noise.

Option 2: Cityland Makati Executive Tower 3 – ₱17k/month

• Much bigger unit and I honestly fell in love with the room
• Recently furnished with a new Smart TV, inverter AC, ref(non inverter), and induction cooker
• Super accessible—fast food, cafés, groceries, affordable karinderyas, nail salons, and hair salons are all in or around the building
• Downside: The building is older and the amenities aren't great. So I may need to subscribe to another gym.

A bit about me:

• I WFH every day.
• I don't mind being a bit farther from the CBD.
• I value a nice living space but also appreciate convenience.
• Budget-wise, both are affordable for me, so the ₱1k difference isn't a dealbreaker.

If you were in my shoes, which would you choose and why?

Also, if anyone has lived in Avida Southpoint, how bad was the pool renovation noise (if any)? And for Cityland MET 3 residents, how was your overall experience with the building management, elevators, and maintenance? TYIA 🙏🏼

bad next-door tenant

need advice.

i’ve been feeding a cat that belongs to a tenant downstairs. she usually stays outside the apartment, she’s clean, and she’s already spayed. last night, i thought the tenant next door wasn’t home, so i let the cat come inside my unit for a while.

this morning, i found this outside my door. i checked on the cat afterward, and she seems to have a cold/sipon which she didn’t have when i played w her last night. 😢

this isn’t the first time this has happened. my roommate and i previously caught the tenant next door hitting this same cat with a hanger. today, she did it again right in front of me. i stepped in and told her to stop, but she said she would report me for compromising the hygiene of the apartment because of the cat. after that, she chased the cat downstairs with the hanger.

to make things more complicated, we work for the same employer, and the apartment we’re living in is also owned by our employer.

i know i’m at fault for letting the cat inside, and i understand why she would be upset, esp since we only found out last month that she’s allergic to cats. i completely respect that but i still don’t think being allergic gives anyone the right to hit or treat an animal like that 💔

i honestly don’t know what to do, since this involves someone i work with. i just feel really sorry for the cat and i’m worried she’ll keep getting hurt.

***edit: am i the asshole for feeling proud of this cat, she just pooped in the bathroom ni tenant next-door. she knew who deserves shit

Is it normal for an agent to still accept reservation fees when someone is moving in this Saturday?

For the context, I've had my eye on this condo building for months. Ngayong nakita ko 'tong unit semi-furnished at yung monthly rent na def lower than other units, syempre excited ako. However, after talking sa agent (? not registered pero kilala raw sya ng admin & guards) medyo magulo na yung reply niya.

Landlord says she'll change contract once giving PDCs. Is that legal?

Hello. I was asking for a 6-month contract instead of the usual 12 months. I've been here for 5 years. She said yearly ang renewal talaga. My landlord already asked me to pay 1k/mo extra due to this but negotiated it down to 500/mo.

I said I'll return the contract to her so she can change the date of effectivity because the contract says it shall take effect on JULY 16 2026 TO JUNE 16 2027. I want it changed to Jan 16 2027. The pic is her response.

She's my first landlord and never liked the way she handles business but most of the time, basta bayad ang renta walang problema.

Do I push her to change the contract first before signing and handing over the PDCs? I worry that she'll modify the contract to her advantage without my knowledge then have it notarized already. Then kapag aalis na ako, iipitin nya ako.

Pretermination clause of the contract states that if I cut the contract, I forfeit all deposits.

Please help. Thank you!

Tumutulong bubong since lumipat kami...

So noong December kami nakalipat dito sa 2BR house sa Mandaluyong. Family of 4 kami, and we're paying ₱12k monthly, excluding utilities.

Luma na talaga itong bahay. Noong lumipat kami, hindi maayos ang pintura, may mga inaamag na kahoy, at may sira na rin ang kisame. Pero kailangan namin ng mas malaking bahay dahil may toddler kami, at sobrang lapit lang nito sa school ng anak namin. Mga tatlong ubo lang, nasa school na siya. Kaya okay na rin sa amin. Pininturahan pa nga ni husband ng white para kahit papaano mas maaliwalas tingnan.

Pero since December, napansin na namin na tumutulo ang bubong sa room ng anak ko. Simula noon, puro dahilan na lang ang landlord. Wala raw hagdan, wala raw gagawa. Fast forward to February, may dumating na rin sa wakas para tumingin. Pero ang ending, hindi rin inayos. Ang sabi pa sa amin, "Matagal na pong tumutulo 'yan. Sinabi ko na pong palitan natin." Pero hanggang ngayon, wala pa ring nangyari.

Ngayon umuulan, at nabasa na ang kama namin kasi mas malala pala ang tulo sa kwarto naming mag-asawa. Gigil na gigil na talaga ako.

Malapit na ulit ang due ng renta, at iniisip namin kung huwag muna kaming magbayad hangga't hindi nila inaayos ang problema. Pakiramdam namin, inaabuso na kami. Never kaming na-late sa pagbabayad ng renta, pero parang enough is enough na.

Tama ba kung idelay muna namin payment? O may mas okay kayong advice? Hahaha.

Security deposit. Is this reasonable?

Hello! Seeking advice lang on what to do here. Kukunin na namin yung security deposit after namin lumipat. Pinacompute ko sa kanya, then sabi nya yan daw yung nagastos sa renovation sa room. 1k for deep cleaning sa CR? Pero nilinis pa namin yung cr before kami umalis. Yung toilet cleaner pa yata namin yung ginamit nila kase naiwan namin sa unit. Tapos grabe naman yung 1k sa pintor ng room. Eh around 12sqm na studio type na room lang naman yon. Tsaka wala kaming dinikit na kahit ano sa pader aside from a few shelf na nakaturnilyo lang na malinis rin naman naming tinanggal. Okay na ako sa materials pero di ko talaga matanggap yung 1k sa labor na I'm sure naman ibubulsa lang nya yung iba don. Medyo maiintindihan ko pa kung sa NCR to pero Bulacan to eh. Ako lang ba or garapal talaga yung landlord? Thoughts nyo? Any advice would help din. Thaaanks!

Need help with terminating contract because of uninhabitable unit.

Hello. 1 month in sa current place namin, nagkaproblem kami ng leak sa ceiling (coming from the unit above). 3 weeks na pero wala pang nangyayaring resolution. Yung nasa taas, walang urgency, saying, "Wala kaming nakikitang leak samin, wala kaming kailangang ipaayos." Kahit yung admin, puro "sige kakausapin namin". 3 weeks of that.

The unit's ceiling is already disintegrating, the leak keeps spreading, the unit smells already, and may concerns pa of forming molds. We send updates sa landlord, pero hindi ata nila gets na hindi na talaga habitable yung unit. Our landlord keeps telling us to ask for the contact number nung unit owner sa taas para makapagusap sila, but we can't do that? They should ask for it or coordinate with the admin di ba? As if magbibigay sila ng personal info sa tenant lang? Di rin sila nagpupunta dito sa unit ever since the issue started.

We issued PDCs for 11 months, and 3 months in cash for deposits (1 month advance, 2 months deposit). Gusto na namin umalis. June is paid for by advance deposit, and we paid for (funded the PDC) this month kasi ayaw nilang ipagamit yung deposits, kasi raw based sa contract, hindi pwede gamitin yung deposit for due rent.

We need help on few things:

  • Pwede ba namin ipa-cancel sa bank (RCBC) yung PDC?
  • May pre-termination of contract clause, pero parang lugi kami? Paano ba dapat gawin naming kasunduan sa landlord? Gusto kasi namin na either magamit yung deposit for 2 months, or maibalik, since hindi na habitable yung unit. Ganito kasi statement sa contract.
    • "The lessee shall forfeit in favor of the Lessor the amount equivalent to two months' rent by way of liquidated damages. Any other advances shall be refunded...."
