First-time landlord here - Need legal advice or from your experience

Planning to rent out my townhouse and include written house rules (noise, visitors, damages, parking, etc.) attached to the lease contract.

Questions:

Are signed house rules legally enforceable?

Is notarization recommended or required?

What’s the proper process if tenants refuse to follow rules?

Can repeated violations be grounds for eviction/termination?

Do I need a business permit if I’m only renting out one residential property?

Would appreciate advice from landlords/lawyers here. Thanks.

Who should pay for damaged electric meter?

Hi there guys seeking for advice (especially if may lawyers here). So our landlord messaged us last Thursday (May 14) that they received a demand letter from Meralco asking to pay for damaged meters that they replaced under the landlord’s account (See attached convos - partner ko po ang kausap)

Here are details for context:

  1. We live in like a house/apartment complex. Malaki syang property with separate apartments within. The biggest house is shempre sa landlord and attached kami sa gilid nila but we’re in 2nd floor kasi sa baba namin is their nephew. Meron pang tenant sa likod namin and another one separated samin by the garage. So para syang house number 123 ABC and kami si B.

  2. We all have separate electric meters not submeters. As in separate meralco account numbers and direct kami nagbabayad via banking app.

  3. Sa demand letter I see na yung last number sa account number is wala dun. Like 1234567 lang pero kami is like 12345678. So was wondering, does that mean anything? Kasi baka meaning nun is main meter account yun or something?

  4. As you see sa convo we’re good tenants, never missed any paymenta sa rent or bills. And we’ve been here since July 2021 and never kami nagka-issue.

  5. Wala kaming gamit here at all. Like mini fridge and 3 electric fans lang ang appliances namin dito. I live here with my partner and sister but we’re mostly out during daytime due to work. Only my partner works from home for 2wks at most per month but GY shift. We have a rice cooker pero parang 3x in a month lang magamit minsan hindi pa talaga cos we usually eat pag nasa office nalang or lumalabas nalang. Our usual elctric bill averages around 1,500 per month so dko alam pano masabi na hindi tama ang reading ng meter and kulang bayad namin all this time.

So my question really is sino po ba dapat magbayad samin nung damages? Kasi ever since lumipat kami never naman po namin kinalkal or sinilip yung meter outside. May 3 or 4 sa labas ng gate namin actually but we never bothered to look at it kasi so di po namin nanotice yung damage whatsoever. Also, we were never informed na aayusin or papalitan yung meter or what either by the landlord or meralco. We were always out kaya sabi din ni landlord sya ang kausap that time pero last week lang nya talaga sinabi.

Also is there a way to know anong meter number yung nadamage? Kasi I see sa bill na may nakalagay na meter number pero wala po sya dun sa demand letter na naka specify.

TLDR: Pinupush po kasi kami ni landlord to pay po talaga and tbh masyadong malaki pong bayarin yun on top of our rent and other bills na kaya we want to see what our options are. Should we just pay? Should we pushback na dapar si landlord ang mag pay? Should we ask 50/50? Pls advise po and thank you in advance!

Landlord wants us to pay the cut off (3 days since we moved in)

hello po, we are somewhat new to renting, i would like to ask if my landlord is being fair.

we moved in on May 16, pero the cut-off date for the water bill is on May 18.

Prior to moving in, we did not know that the water bill date billing is April 18 to May 18 and the bill states that we consumed only 1 cubic meter, but based on Maynilad's fixed rate for 0-10cubic meters, the bill is at minimum (187.xx) .

Though it is clear that the landlord said they didn’t use the water and there are no added reading from previous month. Should we be responsible to pay for the cut off within 3 days, even though we were not able to utilize the minimum cubic meters to be consumed?

MAKATI HYBRID AU ACCOUNTING 2X ONSITE

Hello! Keri po kaya joyride 2x per week for a hybrid setup from Caybiga Vista Verde North Caloocan to Bel-Air Makati?

Ang gastos kasi if magrerelocate pa to Makati for work plus biglang taas ng cost of living if ever lilipat from 16k monthly current expenses to 30k+. Work sched is 7 am to 4 pm. Irerevisit naman yung number of onsite days once regularized kaya baka mabawasan pa.

Tas if ever uulan, okay ba grab ride sa traffic papunta at pauwi?

Need advice from people knowledgeable in HVAC/building ventilation/apartment living.

I currently live in an 18sqm apartment with a window-type AC (1 HP inverter) exhausting into a very narrow shared vertical shaft. It performs badly — at night when many tenants use their AC, the shaft gets extremely hot (>40°C), my AC becomes loud, and even at a 28°C setting it still consumes around 700–900W constantly (even after reaching 28C). According to my smart plug, my AC alone consumes 10 pesos per hour. I can physically feel the heat from my window, so I suspect poor heat rejection due to narrow shaft design.

I’m considering moving to a new apartment in another building. It also uses a vertical shaft for window AC exhaust, but:
- the shaft is visibly much larger,
- each floor has 2 apartment units sharing one shaft,
- there are laundry areas beside the shaft separated by grills,
- the shaft goes up 5 floors and ends in a chimney-like roof cap,
- available units are on the 2nd and 5th floors.

Questions:

  1. Is this new setup likely to perform significantly better than my current one?
  2. Will my inverter actually be able to breathe and save electricity here?
  3. Which floor would you choose for better AC efficiency: 2nd or 5th?
  4. Is a chimney-capped shared shaft generally okay for window-type ACs, or should I avoid this building too?

Trying to avoid making the same mistake twice. Most of the apartments I visited have the same layout. Any insights are appreciated!

APT hunt around Manila

Hi guys! We’re 4 friends from Zambales planning to move to Manila soon. Originally, target talaga namin is Makati, pero after researching apartment prices, bills, and overall expenses, mukhang hindi pa siya practical for us right now 😅

Currently, 2 of us are WFH (earning 20k monthly), while the other 2 are still looking for opportunities in the Hospitality Industry sa Makati. Because of that, we started considering QC instead since mas mukhang pasok siya sa budget namin. We’ve been checking listings online and parang kaya naman namin kumuha ng 2BR bare unit since may dala na kaming sariling appliances/furniture.

Ask lang sana kami for recommendations:

- Anong areas sa QC ang okay tirhan for us?

- May suggested apartments/condos ba kayo na safe and worth it?

Possible appliances namin:

1 ref, 2 aircons, rice cooker, chargers, electric fan, lights, then oven na occasional lang gamitin.

Concern din namin yung baha 😭 Since taga-Zambales kami ever since, wala talaga kaming masyadong idea which areas in QC/Manila are flood-prone. Sa news kasi minsan parang ang lala ng baha sa Manila, so medyo kinakabahan kami about that.

Right now, ang estimated budget sana namin is around ₱10k each monthly kasama na rent, bills, and groceries.

We’re also checking places around San Juan and Mandaluyong. Alam naman namin na mataas talaga cost of living sa Makati, so medyo “dream muna” siya for now 😅 We're open for other places as well, pero preferably sa maraming opportunities sa nasa Hospitality Industry namin na friends.

We’re all in our early to mid-20s and gusto talaga namin subukan makipagsapalaran sa Manila while we’re still young. Any advice, recommendations, or reality checks are welcome.

P.S. Please be nice po 🥹 Thank you!
