After Losing My Token Amount, Housing, 99acres & Nobroker Became My Daily Routine

A few months ago, I was looking for a 2BHK apartment for my family through an online rental platform. After a few days of searching, I found a flat that perfectly matched our requirements. Since there were other interested tenants, I paid the token amount to reserve the property and started preparing for our move.

Unfortunately, things didn't work out as expected. Due to unforeseen circumstances, the deal couldn't be completed, and despite several discussions, I wasn't able to recover my token amount. Losing that money was frustrating, especially after spending so much time finalizing the property.

The bigger challenge started after that.

I had to start my house hunt all over again, and it was far more difficult than I expected. I spent weeks browsing listings on Housing, 99acres, and Nobroker, calling owners, checking availability, scheduling visits, and comparing rents. Many properties were already rented out by the time I reached out, while others didn't match the online listings, making the search even more frustrating.

After this experience, I became much more cautious before making any payments. I made sure to ask detailed questions, verify every important detail, and clearly understand the payment terms before proceeding. After several weeks of searching across different platforms, I finally found another 2BHK that met my family's requirements and was able to move forward with much greater confidence.

The entire experience was mentally exhausting. Managing work while searching for a new home and losing the token amount made the situation even more stressful. After several weeks of searching, I finally found another 2BHK through an online rental platform. Although everything worked out in the end, the journey was far more challenging than I had expected.

Really felt bad for hanging out with 2 male friends in his own house

So it was Friday and i had my best friend come to banglore I had a old friend who was in banglore and avoiding meeting him as he was alone in his home I'm female so I don't intend to visit guys home when they are all alone which may look inappropriate(my persnl view ) so today me and my bestie and the guy who stays in 1 bhk had meet up in his home suddenly his owner barged in whatsp and asked my best friend to get out we all are adults and dignified someone behaving this rude was very confusing banglore is sick sometimes wonderful evening turned out to be awkward silence between 3 and i just lost it.

Security deposit- A major crisis is Bangalore!!

Advocate here. Bangalore has an unspoken rental problem that most tenants realise only after they vacate the house.

In my experience, I have not seen any other city where withholding security deposits is so common and so casually accepted as it is in Bangalore.

Yes, there are genuine cases where tenants cause actual damage and landlords are entitled to deduct from the deposit. But in most cases I handle, there is not even minor damage and yet the deposit is still withheld without any explanation. Over time, this has started to feel like an unwritten rule among landlords here.

Just today, I sent a legal notice for a tenant whose security deposit has been stuck for seven months even after peaceful handover of possession. Interest and legal costs had to be claimed not because the tenant wanted to fight but because silence was treated as consent.

This is not a rare issue. It happens regularly.

One simple takeaway for tenants

A casually drafted rent agreement or one copied from the internet often costs far more than it saves. Clauses on security deposit deductions timelines and handover decide whether your money comes back or quietly disappears.

My genuine advice to tenants is to get the rent agreement drafted by a competent Advocate before moving in. And if your deposit is already being wrongfully withheld consult an Advocate and send a legal notice. In many cases once legal consequences are clear the deposit does get returned.

Most people do not think about this until it happens to them.

bangalore rented flat water is hard. thinking of renting washing machine for 9-10 months.

but hard water damages machines, leaves scale, clothes feel rough. if rented machine gets issues because of water quality, who pays? rental company or tenant?
