Something I found while reading the Noida Master Plan 2031.

Sectors 125, 126, and 127 are designated as institutional zones- government offices, PSU campuses, corporate buildings along the expressway. GAIL, HUDCO, NHPC have establishments here.
(Chapter 5, Section 5.7.1)

The same document classifies all three as high flood risk- in the event of a Yamuna embankment breach.
(Chapter 6, Section 6.2.1 - Disaster Management Plan)

Both designations exist in the same plan. Same document, different sections.

The embankments currently hold. The Authority is reinforcing them. But the risk is formally on record.

I don't think most people buying or renting near these sectors know this.

I didn't either, until I read it.

M3M RM asking for a booking cheque to get a better price approved

Has anyone here given a booking cheque to M3M before the final commercials were locked?

The RM says it helps in getting management approval for a better price and the cheque won't be deposited unless I agree to the deal.

Just wanted to know if anyone has done this before and how it went.

Confused on M3M vs Godrej for end-use home

I'm a bit confused between M3M and Godrej Properties for a home I plan to actually live in not for investment.

I'm trying to figure out what really matters in the long run, like how livable the place is, how easy it is to maintain and so on.

If anyone has actually lived in either of these, could you share your experience?

How do the layouts look in real life and do they feel practical or are they just good on paper?

Also how is the construction quality? And what's the maintenance like after taking possession?

Plus, I'm curious does the society actually feel nice to live in once people move in or is it just fancy amenities that no one uses?
