Family sublets?

I’m not sure how common this is but do people ever let families sublease? I was offered a position in FiDi but I don’t qualify for any housing yet due to moving from out of state. I have a toddler and partner and I’m wondering if people ever sublease to families

Furnished room available (August 1st) for sublet in beautiful, spacious Bed Stuy apartment - 10 minutes from Myrtle Broadway J/M

*Reposting because original plan fell through, so available again!*

Hi all! I have a room available starting August 1st for sublet for 8 months in our spacious 3 bed, 1 bath Bed Stuy apartment off of Marcus Garvey Blvd and Kosciusko st! You would live with me and one other roommate (25F and 32F)

Noting that we have two cats, so must be okay with this and accepting more pets is unlikely!

Room comes with a bedframe, barely used mattress, desk (pictured behind the bed) clothing drawer and a clothing stand. There is also a small closet available for more storage! You are not obligated to keep these items, but they are there for you if you’d like them :)

Price is $1350 a month + utilities, with a deposit of $1350 which you would get back at the end of the sublet. If you wish to keep the place furnished it another $300! the building has fantastic amenities such as rooftop access, a gym, mail room, bike room, laundry room, and a grocery store right next door.

This spot is only a 10 minute walk from the J/M Myrtle Broadway stop, a 20 minute walk from the G and a 20 minute walk from the C. We are next to the B38 stop on Kosciusko and Lafayette.

While we prefer you stay the full 8 months, we are open to you staying for any amount of time during the August-February time frame, please simply communicate this when you inquire :). I will also inquire about credit score and your career, just to be certain you can meet the pay.

Additionally, there is potential for you to hop on next year’s lease if you have a desire to.

Please message me for any more questions !!

2br $2,652.30 // Rent Stabilized Bed-Stuy lottery apt for LEASE SWAP (I’m looking to downsize)

Do you have a rent stabilized studio or one bedroom apartment but feel like you can’t ever leave upgrade because your rents too cheap?

I have a very similar problem!

About me: I have been living in nyc for 11 years now and was lucky enough to win the housing lottery during covid. It’s my dream apartment! For a variety of reasons though, I am looking to downsize and reduce my cost of living. I was in a long term relationship when I moved in and the rent is just a bit high for me to justify as a single person on a budget.

ISO: Somebody who has a studio or 1br rent stabilized apartment but is looking to move into a rent stabilized two bedroom apartment. Maybe you want to start a family or need a home office? Maybe you just really want to live in an elevator building with a laundry room but don’t want to pay $4k+. This is the opportunity for you!

~ Why my apartment is great ~

Rent: $2,652.30 (this is locked in by the rent freeze so it won’t be increasing until February 2029!!!!)

Location: Bed-Stuy, Brooklyn. Three blocks from Myrtle-Willoughby G train and Herbert Von King Park.

Apartment details: Two bedrooms, newly renovated (I’m the first person who’s ever lived in the apartment), private balcony, deep bathtub, central A/C, floor to ceiling windows, SUPER UNDER MARKET RATE (neighbors are paying like $3.5k~ $4k for the same unit!)

Building Amenities: Elevator, laundry room, gym, bike room, huge rooftop, package locker, no amenities fee, quiet neighborhood, nice neighbors, pet friendly.

I get that this is an extremely specific situation and does not apply to most people.

No, this is not a scam. I understand this is a long shot.

I intend to sublet my apartment longterm if I can’t find a suitable trade so I guess keep an eye out for that if you’re interested. I’m gonna sublet it at the actual price and not jack up the rent. That would be messed up :/

If you are the rare person this situation applies to, comment or dm some info about your apartment. I’m honestly not super picky about anything besides price so hmu if you wanna trade rent stabilized apartments

** Pic is from another unit in my building, not my actual apartment. Will send more information and images upon request. **

[Williamsburg] $2,350/mo furnished room, Jul-Dec, 1B/1Ba sublet in 2B/2Ba doorman building

Williamsburg, on Borinquen Place and Rodney St.

$2,350/mo and available for a 6-month fully-furnished sublet July 1 – December 31, 2026 with possibility to takeover lease. Rent-stabilized, no broker's fees. Security deposit-free option available.

1B/1Ba sublet in 2B/2Ba luxury doorman building with ALL included amenities: two laundry rooms in building, 360-degree furnished rooftop with grills and enclosed pet area, two-floor gym, private cinema, game room, kid's playroom, conference room, business area/workspace. Personal parking space in in-building carport available for additional fee (about $300/mo).

I am subletting my plant-filled space because I will be traveling for work for 6 months (Jul-Dec). If you are interested in taking over the lease after December, I am happy to discuss closer to that time as I may be away for a longer period.

The apartment has so much natural light (southern exposure) and hardwood floors throughout. The open kitchen has marble countertops, dishwasher, large fridge, four-burner electric stove, oven, and a Terra Kaffe espresso maker.

Your private bedroom has a queen-sized Japanese bed with under-bed drawers for additional storage, a large work desk with a 49" ultrawide monitor, printer, scanner, a large shelving unit, and closet. Your private bathroom has a large bathtub with shower and luxury fixtures.

The building is in a great location and very well-run (I've been here for 5 years and love how easy it is to get things fixed). The building will process and sign for all your packages and you get notifications whenever you have something to pick up.

There are five trains within a 5-minute walk at Metropolitan-Lorimer L/G and Marcy Ave J/M/Z so you're not completely reliant on the L.

Dogs allowed. There is one friendly orange cat in the apartment.

Verizon FiOS set up in the apartment. Tenant pays electric (AC/heat) and building covers everything else.

2 bed/1 bath Sublease in Lakeview East!

2 bedroom 1 bathroom sublet in the heart of Lakeview East! NO MOVE IN FEE OR DEPOSIT.

My roommate and I are looking to sublet our entire 2 bedroom, 1 bathroom apartment on Clark St right by the Lakeview East Target from early/mid-August (earliest move-in we can likely accommodate would be 8/3) through the end of September, with an opportunity to resign.

Unit has central air, in unit laundry, AND a shared outdoor balcony space.

Rent is $3200 through the end of September ($3300 upon renewal; renewal can be for a 10, 11, or 12 month lease), with an extra $200 fee if you would like to rent a spot in the back parking lot. Water and sewer are included. Electric, gas, and internet are the sublessor’s responsibility.

INCREDIBLE location, with easy walks to so many local bars (including all of Boystown) and restaurants. Also, only a 3 minute walk to the Belmont CTA stop, and pet friendly (no monthly pet rent! but does require a $350 nonrefundable pet fee).

Those interested would need to apply and get approved directly with the management company ($85 application fee) to secure the unit. Additional details regarding the lease can be discussed/negotiated directly with them!

Requirements per the leasing office are:
- 675+ credit score
- Combined income 3x base rent

Please reach out if you’re interested! Plenty more photos AND a video walkthrough of the unit above with the exact same floor plan are available.

[Sublet Wanted] 1BR/1BA or spacious studio, starting Aug, flexible, up to $3,000/mo, open to lease takeover

Hi all. I’m relocating from Salt Lake City to NYC and looking for a sublet to get my footing before committing long-term. I’m new to the city, so my plan is to sublet first, learn the neighborhoods, and ideally take over the lease or sign a longer-term renewal if the place is a great fit. If you’re moving out and want someone to seamlessly take over, I’m a strong candidate.

What I’m looking for:

Type: One bed / one bath, or a spacious studio. I work from home most days, so I need room for a real workspace. If it’s a studio, it needs enough room for a desk with three monitors lol

Budget: Up to $3,000/month, all-in preferred

Dates: Starting after August 1 (July won’t work). Flexible on exact start date and length, so I’m open to month-to-month, a couple months, or longer if it’s the right place.

Internet: Reliable, fast internet is a must. I work from home and can’t be fighting the Wi-Fi.

Location: Good train access is key. My main commutes are to Midtown for work and JFK for flights, so anywhere with a solid 30 min or less trip to Midtown works. Looking at Brooklyn (Bed-Stuy, Crown Heights, Fort Greene, Clinton Hill), Queens (Astoria, LIC), and upper Manhattan, but I’m new here, so I’m genuinely open to suggestions on neighborhoods that fit.

Nice to haves:
In-unit laundry (will settle for in-building)

Parking (not a dealbreaker)

About me: I’m a 40-year-old working professional, quiet, clean, and reliable on rent. I travel frequently for work, so the place will often be empty and well looked after, and I’ll leave it spotless. Happy to provide references and proof of income. Since I’m moving from out of state, I’m glad to hop on a call or verify however makes you comfortable. And no, I’m not a scam lol. Just looking for a place I can settle into, not just crash for a month.

If you’ve got a place, or a lease you’re looking to hand off, drop a comment or DM. Thanks!
