I wanted to see other opinions on this. If a house is 20 years old and is in average condition for its age (compared to other properties around it), what would you put the effective age as?

I wanted to see other opinions on this. If a house is 20 years old and is in average condition for its age (compared to other properties around it), what would you put the effective age as?
I was making a pour over coffee and accidentally forgot to dump my water that I used to rinse the filter and preheat the carafe in my v60. I thought there was no use in wasting the coffee so I drank it anyways and was surprised that it was super smooth. It was a little weaker than I like, but it was still a good cup of coffee. Is this a method anyone does? Is there any tutorial on how I can do this better?
