Long term student visa ( SPAIN)

Hey everyone,
I’m currently putting together my visa application for Spain through the Houston consulate. I'm scheduled to head out around September. Most of my paperwork is completely ready to go just waiting on my wife’s passport to get back so we can finalize her side of things.
The biggest hurdle I’m hitting right now is the accommodation/housing requirement for the visa application.
I’ve been trying to secure an apartment in advance, but long-term rental agencies and landlords in Spain are refusing to approve us for a spot without being closer to our actual arrival date. Because of this, I’m feeling stuck.
I have a couple of questions for anyone who has gone through the Houston consulate recently:
1 .What did your recent timeline look like? From submitting at BLS to getting your passport back with the visa, how many weeks did it take?
2 .Can you use a temporary address for the application? Has anyone successfully used an Airbnb, Vrbo, or booking.com reservation for the first month or two as their housing proof? Or does Houston strictly require a formal, long-term rental contract (contrato de arrendamiento) right off the bat?

Any help would be greatly appreciated!
