Why is it so hard to find an affordable flat in Kathmandu these days?

We are a family of three with our 5-year-old son, looking for a simple 2BHK around Dhapasi, Budhanilkantha, Hattigauda, Mandikhatar — honestly anywhere nearby. We don’t care if it’s inside gallis or far from the main road since we have a car. We just need parking.
But that has become the main problem. The moment a flat has car parking, the rent suddenly jumps to 50k+.
Our budget is around 25k. Is that unrealistic now for a family flat with parking?
We also tried brokers. One showed us a flat we didn’t like, then completely disappeared. Facebook listings are mostly old or already rented out.
How are people actually finding decent places to live in Kathmandu now?
