Did anyone encounter this problem with the accomodation with the visa ?

Hi everyone, I had posted a somewhat similar post like this in the germany subreddit but i didn't get any like credible answer to this so i came here to see if i could get anything and i did see somewhat similar posts but they didn't have any answers relationg to my issue and the only post i saw was everybody asking if the Immigration office requires proof of accomodation. and my situation goes like this:
I’m a student moving to Germany in late June to attend a private Studienkolleg in Düsseldorf.

I’ve been searching for an apartment for over a month, but it’s the classic "Catch-22": landlords want a SCHUFA and an in-person meeting, neither of which I can provide from abroad. Some have offered to "hold" rooms for a high fee, which feels like a scam.

My plan is to Book an Airbnb for my first 4 weeks to use for my visa application. This gives me a safe place to land while I do in-person viewings.

My questions:

  1. Is an Airbnb booking (receipt/confirmation)and address generally accepted by the German Immigration services for the requirement?
  2. The visa checklist doesn't explicitly ask for any proof of accomodation but they do ask the address for where you will be staying, can't they double check the address ?
  3. Does the Embassy usually ask for a "Wohnungsgeberbestätigung" (landlord confirmation) this early, or is that only for the city registration (Anmeldung) once I'm there?
