I have $300,000 that I’m looking to invest and am leaning towards an 80/20 split between VOO and VXUS, which I don’t anticipate touching for about 20 years. Thoughts?

I recently sold an investment property and have $350,000 to invest. Am I crazy to drop it all in VOO and just chill for the next 20 years? What would you do?!!

I will likely net $350,000 on the sale of a rental property.

Should I pay off a rental property with a $260,000 mortgage with a 3.375% rate that would generate $36,000 in annual income. The home is valued at ~$725,000.

Or

Invest the $350,000 in a low cost ETF like VOO.

I have a rental property that I plan to sell and spoke to my tenant about a private sale to them, which they declined. I then had a realtor come in to check out the home and pull some comps, I don’t have a contract with the realtor. My tenants are now reconsidering the private sale due to the lack of available rentals.

What, if any, discount should I offer my tenant on the price? I was hoping to sell for $800k, which is supported by recent comps and inventory.

What should I tell the realtor I was working with?

I’m likely going to be selling my rental property, however my tenant’s lease doesn’t end until July 31st. My realtor is recommending we list it after they move out so we can make any necessary repairs/updates. I’m not opposed to this strategy but do have some concerns regarding it being the end of summer and close to the start of the school year. As of now inventory is very low in this community. Anyone ever have a similar situation?
