Looking for a 3 BHK under ₹2 Cr in Bangalore: ITPL + RGA Tech Park commute, ORR connectivity, and society recommendations

TL;DR: Looking for recommendations for a ready-to-move (or possession within 6 months) 3 BHK apartment under ₹2 Cr in East Bangalore. My wife works at ITPL, Whitefield, and I work at RGA Tech Park. We'd like a locality that offers a reasonable commute for both of us, good access to ORR for future flexibility, strong livability, and good appreciation potential. Also looking for advice on societies/builders to consider and key things to check before buying a flat.

My wife works at ITPL, Whitefield, and I work at RGA Tech Park. We're planning to buy a 3 BHK apartment with a budget of up to ₹2 crore and are looking for suggestions on the most suitable localities and residential societies that would offer a reasonable commute for both of us.

We're specifically looking for either:

  • A ready-to-move-in apartment, or
  • A project where possession is expected within the next 6 months.

In addition to the daily commute, we'd also prefer a location with good access to the Outer Ring Road (ORR), as that would be beneficial for future job changes, connectivity, and overall convenience.

We're considering areas around Whitefield, Varthur, Kadugodi, KR Puram, Hoodi, Mahadevapura, and nearby locations, but we're open to other recommendations as well.

A few questions:

  • Which locality would provide the best balance in terms of commute, livability, future appreciation, and ORR connectivity?
  • Are there any specific apartment societies or builders you would recommend within our budget?
  • How is the traffic situation from your suggested locality to both ITPL and RGA Tech Park during peak hours?
  • What are the upcoming infrastructure developments (Metro, roads, etc.) that could positively impact the area?

Also, for those who have recently purchased a flat in Bangalore, what are the most important things I should evaluate before making a decision? For example:

  • Water availability and sewage infrastructure
  • Maintenance costs
  • Resale and rental potential
  • UDS (Undivided Share) of land
  • Quality of the residents' association and community
