So this water heater is from 2017. This T&P valve started leaking out of nowhere, but strangely its external leak by the stem. It’s dripping water every 5 to 6 seconds So I opened up the valve and there was lots of rust in it. I replaced it with a new one, put a Teflon tape, and thread seal. I was able to do 2 turns by hand and 2 turns with wrench. It looks like it’s still leaking. Do I just need to tighten more or there’s something else going on?

I get this regularly. Anyone know what’s causing this ? I have a Panasonic Heatpump with both heat and cool.
