Small sections of floor rough after finishing

My finished my floors yesterday and was walking on them today in socks and noticed a few rough patches. The process I did was drum sanding with the various grits. Went over any chatter spots with a hand orbital. I vacuumed multiple times over a couple of days until the day of finishing. I went over the floor with a couple of tack clothes and a microfiber pad. I used Loba easy prime waited proper dry time and put my first coat of Supra at on and waited about 4 hours until buffing with a red pad and vacuuming and tacking again. I put the final coat on and waited until today to walk on it. I would say about 80 percent of the floor is smooth but patches throughout that feel gritty. Do I need to buff again and do another final coat or can I possibly wet sand those few areas to knock down the nubs. I checked with the rental place and unfortunately the buffer is out until next week and no other places around me have them. Is there anything I can do with a hand orbital?

Make insulting offer or pass?

There’s a couple of house my wife and I have been eyeing since last year. They were both listed around the end of summer and are still on the market. They both started at $450k and now sit at $425k and $395. They are both old farm houses from the early 1800s but have been completely renovated.

The one at $395k is in a more desirable school district and area but doesn’t come with a garage or storage of any kind. At what point does an offer become insulting and shouldn’t even have bothered with it. I’m factoring in having to build a garage and probably wouldn’t want to offer more than $300k for it.

The $425 house has a nice outside setting but sits at a country rd intersection that dump trucks go up and down all day long with their Jake brakes. I probably wouldn’t offer more than $350k since it does come with a barn and we really like the outside of it.

Are these insulting offers or should we just pass? Other houses in the areas have sold for much less in the past year than what they are listed at.

Sanding closets

How is everybody sanding closet floors? I have 4 small closets with low shelving so it’s impossible to get a drum sander in there. I was thinking a 5-6” orbital and doing it by hand but just want to know how pros do it?

Chatter marks?

How do I get rid of those chatter marks? I’ve made a couple of passes and they just seem to stay. I started with 36 grit then went to 60. After the 60 they seem to lighten up quite a bit. Will the 100 get rid of them completely? Also after the 100 pass will I need to do more sanding besides some edging?

Bona Traffic HD satin over mega extra matte? Or Loba

Contractor buddy of mine gave me two gallons of mega extra matte and a gallon of natural seal he had left over from a job. I really want a satin or possibly a gloss finish and was wondering if anybody has mixed finishes like that? Want to do a coat of traffic hd over it but not sure how it would look? I was also looking at Loba brand products as well and want to know what most would recommend for a first timer?

Refinishing floors

I have next week off from work and plan on refinishing my hardwood floors. I was wondering how long it should take to sand 6-700sqft? I have all the baseboards off now and will be painting them as well. I’m just trying to figure out how long I need to rent the sander for.

I’m doing cove crown moulding on my kitchen cabinets and am having difficulty cutting the crown for the inside corner cabinet. Measured the angle at 135 and know the miter is 22.5 degrees. I made a jig for the cuts but every time I cut a couple pieces of scrap I can’t get them to line up. I found videos online and tried those techniques but still can’t get it. What’s the trick?

Will be refinishing my floors in a couple of weeks about 750sqft, and have some questions. What are the typical grits of sandpaper I need to get? Will be renting a drum sander. How do I deal with the dust? Should I put some fans in the windows blowing out? Thought I read somewhere to sand diagonal to the floors boards, is this the way to do it? Will be taking all base board off and labeling the backs of them but should I also rent an edger or will an orbital or belt sander be sufficient? Any tips or things I should really know before starting? Also how long should I rent the sander for, 2 days? Or will one day be good.

My hardwood floors need to be redone through out most of the house. My realtor said to get most out of house I need to do something with them. My options are,

  1. Sand floors down and poly them. This is the most displacing for us since we have all of our furniture in the rooms and not being able to walk on them for a bit will be hard.

  2. Put LVP in the common areas and carpet in the bedrooms. This is the most expensive route but is all relatively easy work for myself to do.

  3. Do nothing and hope it doesn’t bother anybody or at the least be prepared to offer a credit. Realtor said the listing price difference could be $25k on redone vs nothing.

We need to get the most out of the house as possible but also don’t want to put a bunch of money in if possibly the LVP could hurt the sale price. Does LVP flooring really bother people that much

I keep getting order notifications in my email for things I didn’t order. I called customer service yesterday and they verified it’s under my membership but going to different addresses, but one of the addresses is mine. None of my credit cards or any other accounts have been hacked. Should I just cancel my membership since I can’t keep up calling CS all the time to cancel. Has this happened to anyone else?
