I simply cannot accept the fact that this person is hired as the new Press Secretary. Trump clearly has a type, but you have to be kidding me.

Wuh-what? This is the person he chooses? With this background? With this lack of skills and experience? It's absolutely insane. We're living in a bizarro anti-Superman world.

Best way to use AMZN stock, liquid cash and current home equity to buy a Chicago condo for my son? [posting from throwaway]

Hello PF,

We are looking to buy a condo in Chicago around mid-2027 for our son while he is in college. We are looking at 2-bedroom places around $600,000, in the Gold Coast or Lincoln Park area. Most of the buildings we're looking at have HOA fees close to $1,500 per month, but that in most cases covers most utilities except electric. We would likely keep the condo after he graduates and rent it out. He may also have a roommate while he lives there, which would help cover some of the monthly cost.

We currently have about $900,000 in AMZN stock (half long-term, half short-term atm) along with $210,000 in cash, and another $50,000 in crypto.

We currently own a home worth approx. $2.1M, with $500K left on 8 years of a 15-year mortgage at 2.3%.

We want to keep a good amount of cash available for emergencies. We also do not want to sell a large amount of AMZN stock at once and create a big capital gains tax bill. Would it make sense to use a securities-backed loan or bridge loan for part of the down payment, then get a normal mortgage and pay the loan back over time? Would selling higher-cost-basis AMZN shares be a better option?

Our son also has about $163,000 in a 529 plan (which we control/have access to). We were interested to know if we could use part of it for his housing costs during years two, three and four; possibly by having him pay fair market rent to us. I know there are limits based on the school’s room and board allowance. What would be the safest and most tax-efficient way to structure this?

Appreciate your help. Wanted to get some guidance from this sub before we meet with a financial advisor, so we have a reasonable starting point.

RSM: if you dislike Tony Beall as the mayor, you’ll HATE Josh Bastian as a city council member.

If Tony gets re-elected, Josh will vote with him 100% of the time. If Tony (hopefully) isn’t re-elected, Josh will vote AGAINST anything that approaches a common-sense, sane and inclusive agenda.

On the planning council, Josh’s record is overwhelmingly consensus-driven and pro-approval on a pro-conservative, pro-Tony board. He has generally voted with unanimous majorities on staff-backed land-use applications, including business CUPs, alcohol-related permits, a private school CUP, and a Mariners Church/shared-parking application (shocking).

He has hosted parties at his house for Tony Beall as a fundraiser, and interacts with/supports Tony in numerous ways.

If you want obstructionist, small-minded and aggressively conservative leadership in RSM, go vote for him. I do not recommend.

I don’t even know or care who his opponent is, but they will be 100% better than Josh as a person and a leader.

Vote no for Josh. Pic for reference to Tony Beall’s take on his political stance and hairline.
