Upgrading a late 90s detached house before selling in 3 years — is B3 worth the effort?

Hi everyone,

We own a detached house in Sligo (built late 90s/early 00s) with a D1 BER rating. We are tentatively planning to sell in about 3 years to relocate further south closer to family. I want to look at spending now to maximize our eventual sale price, but I want to make sure the math actually adds up over a short window.

My main focus is whether pushing the house past the B3 threshold for Green Mortgage eligibility is the most logical financial move. I’m trying to weigh up the outlay against the actual sale.

Since we are moving in three years, a massive overhaul doesn't seem to make financial sense. For anyone who has gone through this, can you actually jump comfortably from a D1 to a B3 with just simple insulation and smart heating controls, or is a bigger intervention usually required?

I've also seen a lot of debate on solar PV here. Does a small solar array offer a quicker, less invasive route to a B3 rating compared to heavy insulation, and do buyers actually price that into their offers?

On the cosmetic side, does spending capital on "turnkey" finishes like kitchen cabinets yield a genuine return, or are we better off selling it as a clean slate?
