I’ve been in Ahmedabad real estate for years and lately I’m seeing two completely opposite trends:

• Luxury projects on SG Highway / Sindhu Bhavan / Ambli not getting sold quickly

• Ready inventory in Shela / South Bopal / Vaishnodevi selling faster

At the same time:

3BHK prices that were ₹60–70L are now ₹1Cr+

Weekend villas near Sanand / Thol / Rancharda are booming

Investors are buying plots 20–30 km away expecting 2x returns

So what’s actually happening?

Is Ahmedabad becoming the next Gurgaon

OR

Are we in a mini bubble that could correct?
