Can I negotiate earnest money back from a builder in Tx?

We signed a new construction contract with a builder in Texas and paid $20k in earnest money. We cancelled before even the construction began. Less than 2 weeks of signing .
The Homeowner Transaction Summary was revised and provided to us **after** we had already paid the earnest money. Signed 19th, paid 21st and got documents 29th.

We later decided to cancel the purchase, and the builder is refusing to refund any of it. They’re also asking us to sign the cancellation agreement, which we haven’t signed yet.
Has anyone successfully negotiated a partial refund in a situation like this? Would you sign the cancellation before the earnest money issue is resolved?
Any advice would be appreciated.

Growth

Hi everyone,
My cousin recently interviewed for a Senior CRA position at TFS and doesn’t really have anyone in the company to ask about career progression.
For those who work or have worked at TFS/PPD:
How is the career growth for CRAs?
How long does it typically take to move from Sr CRA to Principal CRA, Lead CRA, CTM, or other roles?
Are promotions mostly based on performance, tenure, or availability of positions?
How are annual raises and internal mobility opportunities?
Overall, would you recommend TFS as a place to build a long-term CRA career?
Would appreciate any insights or personal experiences. Thanks!

Helppp!

Has anyone successfully gotten their earnest money deposit back from a builder after canceling very early in the process?

Our situation:

We signed a contract for a new construction home with a national builder. The estimated build time was about 6–7 months. We really liked the house, but the sales agent told us there was another interested buyer waiting, so we felt pressured to make a quick decision. Within about 2 days, we signed and paid the earnest money deposit (about 3% of the purchase price, roughly $20,000).

After taking a few weeks to think through the finances, compare pricing, and consider some unexpected family circumstances overseas, we realized moving forward may not be the right decision for us.

We requested to cancel only about 3 weeks after signing. At that point, no actual construction had started. The only activity on the lot was some basic site cleanup and dirt work.

The sales consultant said she forwarded our request to management and we’re waiting to hear back.

Has anyone been in a similar situation? Were you able to recover all or part of your earnest money deposit? Did the builder make an exception because construction hadn’t really started yet?

I’d appreciate hearing any experiences, especially with large production builders.

Thanks!

Switch builder ? Texas

Looking for some advice and experiences from others who have been in a similar situation.

A few weeks ago, we signed with a builder and put down about $15k toward a new construction home. At the time, we were excited and moved forward fairly quickly.

Since then, we’ve spent a lot more time researching communities, floor plans, lot sizes, schools, resale value, and long-term needs for our family. We recently came across another home by a different builder that is roughly $80k–$100k more, but it also offers a significantly larger home, much larger lot (60’ lot), and features that seem to fit our family’s long-term goals better.

This would likely be our second and possibly long-term home, so I’m worried about making a decision I’ll regret years from now. At the same time, I’m also worried about losing the $15k we’ve already paid.

Has anyone switched builders after signing? Were you able to recover any of your deposit, negotiate a partial refund, or receive incentives/credits from the new builder to help offset the loss?

I’m not looking for judgment—just trying to make the most informed decision for my family before we move forward. I’d appreciate hearing about your experiences, lessons learned, or things you wish you had considered.

Thank you!

New CRA assigned as Unblinded CRA – What should I expect?

Title: New CRA assigned as Unblinded CRA – What should I expect?
Hi everyone,
I’m a new CRA (recently transitioned from a Clinical Research Coordinator role) and I’ve been assigned to studies as an Unblinded CRA.
I’d love to hear from anyone who has worked as an Unblinded CRA:
What does your day-to-day work look like?
How much travel did you have compared to a blinded CRA?
Were most of your visits remote, on-site, or a mix?
What metrics/KPIs were you measured on?
Did being unblinded help or limit your career growth?
How did the role impact your progression to CRA II, Senior CRA, etc.?
What parts of the job did you enjoy most, and what were the biggest challenges?
As someone new to the CRA world, I’m also curious about the overall workload and pace. Should I expect the same level of travel and pressure as traditional monitoring roles?
Any advice, lessons learned, or career insights would be greatly appreciated.
Thank you!
