How delusional are property dealers and brokers?

​I need to vent, because the rental market in this city is genuinely losing its mind and property dealers are living in an absolute alternate reality.

​I am a 24M working professional looking for a basic, unfurnished, independent 1 BHK flat. My budget is up to ₹25,000. Let’s be completely honest, 25k for an unfurnished 1 BHK is a very healthy, premium budget for a single individual. I am not asking for a fully loaded, interior-designed luxury penthouse.

​Yet, the sheer audacity of the brokers I’ve encountered over the last few weeks is mind-boggling.

​The Absolute Delusion of Delhi Real Estate

​I am primarily hunting in areas like Lajpat Nagar, Kalkaji, Sukhdev Vihar, Kailash Colony, and Okhla. I am not even expecting a miracle in posh areas like Nehru Enclave and Greater Kailash (GK), though I am entirely open to those neighborhoods and would absolutely love it if a sane place popped up around there.

​But for 25k, the "options" these dealers are showing me are straight-up insulting:

​Windowless, claustrophobic basements or matchbox rooms where "natural sunlight" means a view of the neighbor's exhaust pipe.

​Damp, crumbling flats that haven’t seen a coat of paint since the early 2000s, priced like they're prime Manhattan real estate.

​"Independent" setups that come with a laundry list of bizarre landlord restrictions and zero actual privacy.

​They look you straight in the eye and expect you to hand over a massive chunk of your salary, plus heavy brokerage, for a place that feels like a prison cell.

​What a Sane Landlord/Broker Would Get From Me

​If there are any actual landlords or reliable, non-greedy brokers lurking on this sub, here is exactly what I am looking for and what I bring to the table:

​The Flat: An independent 1 BHK (strictly unfurnished). It needs to be in a safe, clean neighborhood and get decent natural sunlight during the day.

​The Tenant (Me): I lead a very quiet, peaceful, and disciplined life. I keep entirely to myself, highly value mutual privacy, and want a setup with minimal day-to-day interaction.

​The Guarantee: I am a responsible professional. No loud parties, no drama, and your rent and utility bills will be paid strictly on time, every single month.

​Is the Delhi market genuinely this broken right now, or am I just running into the worst dealers in the city?

​I am moving this August and am currently on the hunt for a good unfurnished 1 BHK flat. Since I have a few months to figure things out, I’m taking my time to find the right place.

​Here is what I am looking for:

​Locations: Sukhdev Vihar, Okhla NSIC, Kalkaji, or New Friends Colony.

​Budget: ₹17,000 - ₹22,000 per month.

​Security Deposit: Can only do a standard 1-month deposit upfront.

​Commute: Ideally at a walkable distance (or a very short commute) to a Metro Station.

​Vibe & Safety: The building and locality need to look and feel safe. I would strongly prefer a relatively newly built property if possible.

​About me & what I expect:

I work as a corporate lawyer, which means my hours are long and I frequently return home late at night. Because of this, my top priority is finding a place to call home with zero hassle, zero unnecessary restrictions, and no landlord interference. I just need a quiet place to crash after a 14-hour workday.

​I am a very peaceful, non-problematic tenant who keeps to himself and will always pay the rent on time without you having to ask.

Looking for a 1BHK/1RK in South Delhi from August

Hey everyone, I’ll be moving to Delhi around August for work and I’m looking for a decent 1BHK or RK in South Delhi. Not looking for sharing or flatmates.

Budget is around 17k to 26k depending on the place. Preferred location would be anywhere around Lajpat Nagar/ Kalkaji / Kailash Colony/ Hauz Khas / Malviya Nagar.

I’m okay with furnished or unfurnished setups. Mainly looking for a clean, safe area and a place with good ventilation. A balcony would honestly be a big plus. Would also prefer a normal independent setup with minimal interference. Easy cab and delivery access would help since I’ll be working full time.
