Mallards Landing - A PSA

Photos tw: bugs, mold, general ick.

Posting so that anyone who moves here at least knows what they’re signing up for, b/c on Google reviews they keep getting friends and family of staff to post 5 star reviews.

I’ve lived in a lot of cheap apartments. They come with the usual quirks—gross floors, an occasional roach, loud neighbors.

But Mallards Landing? In a tier of its own.

They’ll ignore work orders for months and then close them out without doing anything. The only times they came to my apartment was when I threatened to put my rent in escrow and when I called 311 on them.

IF YOU HAVE A NEGLIGENT LANDLORD, CALL 311 ON THEIR ASSES. And get your neighbors to do the same. Drown them in fines. Bully them into fulfilling their legal obligations to you as a resident.

Here’s the scoop of the photos.
- Yes there are multiple squirrels running in and out of my neighbor’s roof.
- this is a sticky trap from when I moved in. This many roaches trapped in ONE NIGHT. They moved me into a gd infested unit and then took weeks to send in an exterminator.
- the unit’s roof has been leaking since November 2025 (though water staining on the first and second floor at move in suggests this is a longstanding issue). They just tarped half the roof after a month or two and called it a day. I smelled mold every time it rained. Tbf, the worst of the leaking happened while the snow was melting. Though I was running laundry daily to keep up with that for at least a week. It was a nightmare man.
- they waited until I moved out and then tried to paint over the water stains lmao
- mold in the attic
- mold under the sink
- the place was just fucking filthy when I moved in
- we had to shovel out the parking lot ourselves. Cars got stuck constantly.
- car breakins were pretty common.
- and yeah, that’s a baseboard radiator that was falling out of the wall. Maintenance couldn’t be assed to fix it.
- this isn’t even everything and I only lived their for 9 months. Oh, and and annnd, they didn’t see any of this as a valid reason to break lease.

So yeah, if you move in, just know what you might be in for. Look at the 1 star reviews on Google. Note how they’re the only ones with photos or anything specific to say about this hell hole.

Should I replace the cardboard?

An inspector said I should replace the cardboard surrounding these LED ceiling lights with something else, but didn’t specify what. I assume it’s to prevent fires. I’m just looking for the name of whatever the heck I should install b/c I’ve combed through Menards twice to no avail 🤦‍♀️
