So currently about to go to QCAT for my bond return. PM has claimed full bond at vacate of property. Listed damages that aren’t identified on exit report yet were pre-existing, water bill without utilities bill (which is 3x any other water bill we had do the same period), and cleaning without invoice to back. Also states pool invoices that were under dispute. The PM has seemingly quit or lost their job, and owners have applied to attend the hearing.
The owners have now submitted a counterclaim for bond, plus excess on their insurance, plus others. Apparently insurance has already agreed to pay out, and conducted repairs on their behalf. One of my questions is how has the insurance company paid out when the damages are being disputed?
Their counter claim also claims things like mowing after the house sat vacant for 2 months etc. why are landlords like this?
