How much can you actually negotiate with a builder?

I feel there is more room for negotiation than most buyers realise, even with Tier 1 builders.

During EOI, pre-launch and launch events, there's always this feeling that hundreds of buyers are waiting and you need to book immediately. But at some of these launch events, people are literally paid to come and pose as buyers just to create that crowd and urgency. And then you see the same project selling inventory for years after launch.

The problem is, most of us are first time buyers, so we don't really know how much room the builder actually has.

Say a home is ₹1.5 Cr. Even a 2 lakh discount is actually small, it is around what a broker could make on the transaction anyway. So surely there must be room beyond that in many cases.

People who have actually negotiated with builders, especially Tier 1 builders, how much did you manage to get off the quoted price?

I've been seeing many social media posts lately about poor construction quality in apartments.

And most of them seem to be from Noida.

Gated apartment vs standalone apartment - need advice

I'm confused choosing between standalone vs gated for purchase. Its a tier 2 city

Gated: 150 homes, 1 Acre

Standalone: 14 Homes. 0.15 Acre

-The gated one cost 68 Lakhs (9 year old society) 2BHK 1046 sqft. While standalone is 50 Lakhs (8 year old) 2BHK 950 sqft

-Rental yield is same for both 2.6 - 2.8%

-Construction quality - the gated one is not from any reputed developers, all options in the city are from tier 2 & 3 builders. So even on quality both gated and standalone looks the same

--Amenties: Gated one has a gym, a very small childrens park - thats it. Security is present for both

I'll be staying alone for almost 7 years here. Then I'd be renting this out. So I'm viewing it mostly from an investment point of view.

In this case which would be the better option?

Can I get review on Shriram Smrithi, Attibele [Bangalore]

Thinking of buying a flat in Shriram Smrithi, Attibele.

I've heard bad opinion on the society management. Is it really that bad?

Also, how's the Attibele-Sarjapur Road location? Do you think it has good appreciation potential?

I mostly work from home, so daily commute isn't a big issue. I just need to go to Bellandur and Electronic City once in a while. Wanted a location away from noise and has appreciation potential, are there better locations i should be looking into.

How do you know if a location's growth potential is already priced in?

When evaluating a location for investment, how do you figure out whether most of the future growth is already reflected in current property prices?

For example, if a new metro line, tech park, or major infrastructure project has already been announced, wouldn't developers and investors have already priced that into the market?

What do you look at to judge whether a location still has room for appreciation, or if you're already late to the party?

Neighbor running what looks like a dog shelter in ground floor flat

A resident on the ground floor owns multiple dogs. Whenever kids or cars pass by, the dogs go berserk, creating a massive noise nuisance for the rest of us.

We’ve complained multiple times, but the resident somehow ended up winning the support of the RWA (likely citing AWBI rules that prevent societies from banning pets).

Has anyone faced a similar multi-dog barking issue in their gated society? How did you resolve it?

Are there any legal/municipal rules regarding number of pets per flat ?

What does your society do with old unclaimed lost & found items?

In our society, we regularly display lost & found items so residents can come and claim them with proper proof.

Still, over the years, a lot of things remain unclaimed and just keep piling up in the store room. Umbrellas, bottles, clothes, toys, bags, gadgets, all kinds of stuff.

Curious how other societies handle this.

After how long do you consider an item permanently unclaimed?

And what do you usually do with those items after that?

Is it legal for shops to operate in the basement meant only for parking?

In my apartment sale agreement, it says the basement is meant only for car parking.

But now, around 3 years after society formation, there’s a vegetable shop, a water purifier setup, and another small shop operating from the basement.

Now, is this actually allowed legally?Can basement areas meant for parking be used like this?

Also, does this create any kind of safety or structural concerns for the building in the long run?

We have a few restaurants inside my society.

But the food there is priced much higher than outside, mainly because the rent charged by the society is very high. That cost gets passed on to us through the food.

Also the restaurants are having hard time surviving on such high rents.

Isn't the whole point of having commercial spaces inside a society to improve convenience for residents?

In which case if rents were lesser, you can get good affordable food inside the society itself.

But our association is not understanding this. Their focus is on only society revenue.

Is the situation the same in your society as well? Does your society prioritize convenience over revenue?

In my apartment, monkeys are now regularly coming to the top floors.

They climb all the way up to even 7th floor. Sometimes they enter the kitchen and leave a mess.

No matter how many times we shoo them away, they keep coming back.

Is there a way to keep them out completely?
