Need feedback on Asset builders [bangalore]

I've been looking at a few Assetz projects and came across bad reviews questioning their construction quality. I'm not sure how much of this is true.

Anyone here actually living in an Assetz project or bought from them? How has the construction quality and overall experience been?

How much can you actually negotiate with a builder?

I feel there is more room for negotiation than most buyers realise, even with Tier 1 builders.

During EOI, pre-launch and launch events, there's always this feeling that hundreds of buyers are waiting and you need to book immediately. But at some of these launch events, people are literally paid to come and pose as buyers just to create that crowd and urgency. And then you see the same project selling inventory for years after launch.

The problem is, most of us are first time buyers, so we don't really know how much room the builder actually has.

Say a home is ₹1.5 Cr. Even a 2 lakh discount is actually small, it is around what a broker could make on the transaction anyway. So surely there must be room beyond that in many cases.

People who have actually negotiated with builders, especially Tier 1 builders, how much did you manage to get off the quoted price?

Any updates on KWIN City? [Bangalore]

There used to be a lot of news, but I haven't been seeing much about it lately.

Does anyone know what the current status is? Has any actual development started on the ground?

Also, are developers actively buying land around KWIN City or announcing projects there already?

And realistically, how successful do you think KWIN City will be? Is this something that could actually become a major employment and residential hub, or is it still too early to tell?

I think I saved myself from paying for a NoBroker subscription

I had listed my home for sale on NoBroker. After a few days, one of their executives called me and said it's a really good property and that they had many buyers who had shown interest in it.

I thought great, connect me with them.

I was on the free plan, and he suggested upgrading so I could get access to more buyers and other premium services. I said I'll stay on the free plan for now. If I start getting some genuine enquiries, I'll consider it.

After all that talk about interested buyers, not even one person contacted me through NoBroker.

Later I spoke to a friend who had actually paid for their subscription while searching for a rental. His experience was even worse. According to him, they were very active until he paid. After that, even when he found properties he liked and asked them to help connect, there wasn't much response. Some of those properties would be gone to free users before he could even get through.

After hearing his experience, I'm glad I didn't get their subscription.

Has anyone here actually paid for a NoBroker plan? Was it useful for you, or did you have a similar experience?

Unless we act now, our cities will face acute water shortages soon.

Already many societies are dependent on tanker waters for many months and years or worse on a regular basis.

Add to it these data centres in residential areas.

Why do govt keep allowing these data centres in the first place?

Ananya’s Nana Nani (Coimbatore) experiences/reviews? Are senior living gated communities in India worth it?

Hi

My parents, who are both in their 60s, have lived in the Middle East for the past 40 years. My father recently retired, so they are considering moving back to India. They've expressed interest in buying a 2 bedroom apartment in Ananya's Nana Nani senior living community in Coimbatore. They are specifically enticed by the safety and security of living in a gated community, on-site medical care and the pleasant climate. Does anyone know of Nana Nani? If so, what have you heard about it? Are there other options you would recommend. For context, they are Tamil and would prefer to live in Coimbatore.

In general, what's the experience like living in these elder care setups in India? What would you say are the downsides vs. renting/buying in a gated community that isn't particularly geared towards seniors?

Older societies, how are you handling EV charging?

Our society is quite old, so installing EV chargers in the basement is being considered a fire risk.

We currently have a small charging setup on the ground floor that can handle around 5 cars. But with more people shifting to EVs, that's obviously not going to be enough.

People living in older societies, how are you dealing with this? Have you found any safe and scalable way to provide EV charging for more residents?

Why should tenants pay for repainting after moving out?

I've been staying in a rented 3BHK for the past two years, paying ₹60k rent per month. I'm moving out now, and the owner is saying he'll deduct one month's rent from my deposit for repainting and other such work.

Is this actually fair?
I understand if there is any damage caused by me, that should be deducted. But regular wear and tear is bound to happen after living in a house for two years. Isn't maintaining that the owner's responsibility?

And even if some repainting or minor work is required, how does that automatically become ₹60k?

Is one month's rent deduction a normal practice when moving out?

Why is it so hard for a Muslim working professional to rent a flat in Gandhinagar?

Genuinely asking, especially to people from Gandhinagar or those who have rented here.

I’m a working professional and spend most of my waking hours at the office. I usually have lunch and dinner at work, so I’m barely even at home. I’m not looking to throw parties, create noise, or cause any inconvenience to neighbours.

All I want is a decent place to live near my office — Kudasan, Sargasan, Randesan, etc. I’m ready to pay the rent. I’m not asking for a discount or any special treatment.

But somehow, the process keeps following the same pattern.

You talk to the owner.

You visit the flat.

You like it.

You agree on the rent.

Everything seems finalized.

Then they ask for your full name.

And suddenly: “Oh, actually, it’s already been given to someone else.”

Or the conversation just quietly dies.

After this happening repeatedly, it becomes pretty difficult to believe that every single time is just a coincidence.

What frustrates me is the contradiction. Gandhinagar has excellent infrastructure, planned development, beautiful roads, and a standard of living that people proudly compare with cities abroad.

But what’s the point of having modern infrastructure if people are still being judged by their religion before they’re even given a fair chance to rent a home?

I’m not asking anyone to change their beliefs. I’m asking for basic fairness.

Judge me by whether I pay my rent on time.

Judge me by whether I maintain the property.

Judge me by whether I’m a responsible tenant.

Not by my religion or my name.

A city can be modern in its infrastructure and still be painfully outdated in its mindset.

And honestly, that’s the part that needs to change.

Would genuinely like to hear from other people who have experienced something similar in Gandhinagar — regardless of religion. Is this actually common here, or have I just been extremely unlucky with landlords?

Can a society refuse to allow school buses inside?

In my society, school buses are not allowed inside, so every day I have to take my kid all the way to the main gate for pickup and again go there in the evening.

I've seen in many other societies where school buses are allowed in, take a round through the society, pick up the kids and leave. So I asked our management if we could do something similar.

Their response was that there are only a few kids using this particular bus, so they can't allow a whole bus inside just for them.

Has anyone dealt with something similar in their society? Is there any practical way to take this up with the management? Also, can the society just refuse such a request outright?

Anyone here finished a 20-year home loan within 10 years?

Curious to hear from people who took a home loan for 20 years or more, but managed to close it within 10 years.

How did you actually do it? Was it regular prepayments from your salary, promotions and salary hikes over the years, bonuses, switching jobs, or did you get a big amount of money somewhere along the way?

Would be interesting to know how your finances changed from the time you took the loan to when you finally closed it.
