Are township projects actually worth the premium?
Almost every township project seems to come at a premium just because it's a "township", with a mall, school, offices, shops, etc. inside.
But how much of that do we actually end up using?
Your office may still be somewhere else, kids may go to a different school, and you might still have to travel outside for most things.
Even the shops inside the township are usually premium, so you either pay more or go outside anyway.
So you're paying extra for the convenience, but still end up commuting and spending more.
So what's actually the biggest advantage of buying in a township? Isn't it actually better to buy home in a normal gated project at a good location?
How do builder warranties work after apartment handover?
Post handover, if the building develops issues like structural cracks, seepage, waterproofing, plumbing issues, etc.. for how many years is the builder responsible for fixing them?
Also, how does it work in practice? Do builders usually honor these warranties, or is enforcement in India quite weak once the project is handed over?

My complete home-buying expenses: Why I wouldn't buy an apartment as an investment again
Before buying my apartment, I had mainly accounted for the purchase price, EMI, appreciation and rental income.
Now that I've actually gone through the whole process, I feel I completely underestimated the real cost of buying a home.
On top of the purchase price, there was:
- Around 7% towards stamp duty and registration.(Stamp duty & reg fee was expected, but above that, other govt fee would add upto 7% in Karnataka)
- MODT (home loan mortgage registration) charges of about 0.6% of the sanctioned loan amount because my loan was from a nationalised bank.
- In my case, I also ended up paying unofficial payments at different stages - around ₹6k during the loan registration process, around ₹30k during property registration, another ₹2k at the Khata office, and around ₹15k for both Khata transfer and BESCOM-related work.
- Interior costs almost always end up higher than what you're initially quoted.
- Multiple trips to the site, fuel, time, paperwork, bank visits, registrar visits... it all adds up.
And the biggest cost of all? The amount of time and mental energy this whole process takes. For months, your weekends disappear into paperwork, follow-ups, site visits and chasing people.
After accounting for all this, I honestly don't see apartments as an investment anymore. For self-use, absolutely. A home is a different story.
But purely as an investment? As a salaried person who pays taxes and does everything by the book, I'd rather put my money into a business, mutual funds or stocks than go through this again.

I’m staying in a premium apartment in Whitefield and for a 2 BHK I’m paying close to half a lakh every month including rent and maintenance.
But honestly, the past few months have made me question what exactly we are paying for.
There are always some issues in the society. Too many stray dogs creating problems. Weak security checks where random people are allowed in without much verification. Frequent power fluctuations to the point that even my refrigerator got damaged recently.
The only issue we haven’t had is water shortage. Apart from that, almost everything else is there.
At this point, the quality of life honestly feels no different from staying in a normal 20k apartment. So what exactly is the premium for?
Are others in Bangalore also facing issues in your societies or it's just mine?
I keep hearing that home prices are high only because of black money and not cause of normal supply - demand.
Also I've heard that because of black money, whatever happens in the market, home prices would never fall.
Are these true?
Can someone explain how black money operates and affects real estate? Any expert?
