Why should tenants pay for repainting after moving out?

I've been staying in a rented 3BHK for the past two years, paying ₹60k rent per month. I'm moving out now, and the owner is saying he'll deduct one month's rent from my deposit for repainting and other such work.

Is this actually fair?
I understand if there is any damage caused by me, that should be deducted. But regular wear and tear is bound to happen after living in a house for two years. Isn't maintaining that the owner's responsibility?

And even if some repainting or minor work is required, how does that automatically become ₹60k?

Is one month's rent deduction a normal practice when moving out?

Are these “smart homes” actually worth paying a premium for?

A lot of builders nowadays are selling apartments as smart homes and charging a premium for it.

For those who have actually bought and lived in one, how useful are these smart features in day-to-day life? Do you still use them regularly

Does your society's STP ever smell?

In our society, the STP occasionally gives off a really bad smell. It's not all the time, just once in a while.

The society says the STP is serviced regularly, and when I asked about the smell, they told me it's normal and happens with every STP.

Is that actually true? Or is it a sign that something isn't working properly?

Is there a way to check all legal cases against a society before buying a resale flat?

If a project is under construction, we can check RERA to see if there are any cases or complaints against the builder/project.

But what about resale apartments?
Is there any portal or website where we can check all the legal cases or disputes registered against a particular society

Those staying in gated societies, which amenities cost the most to maintain?

Also, are those amenities actually used regularly and worth paying for every month.

In North Bangalore if you were buying an apartment purely from an investment perspective, which location would you pick and why?

Devanahalli or Budigere? Or some other location?

Trying to understand the long-term potential of both areas before making a decision.

Got fined for taking bicycle in lift

I commute to work by bicycle and use the service lift to take it in and out of the building.

A few days ago, during morning office hours, the service lift was occupied by packers and movers who were shifting for a new resident moving in.

Since the service lift was unavailable, I had to use the main lift to take my bicycle downstairs.

Later that day, the society fined me for using the bicycle in the main lift.

Is this a fair thing to do?

Shouldn't exceptions be granted in such situations.

Is there any way to predict future traffic of a locality?

Suppose I’m buying a home somewhere in North Bangalore or some developing area.

Right now the place may look calm and less crowded, but I have no idea how bad the traffic could become 5-10 years later.

Is there any way to predict this beforehand? Any software, reports, maps etc that help understand future traffic & congestion?

Why are RWAs obstructing government survey officials?

What security concern do RWAs have with government survey officials entering societies and doing their work?

Obstructing survey officials can lead to years of jail time. And yet, societies act like this!

So what’s the reason behind this? Ego, misunderstanding, or are there actual concerns societies have about letting survey teams inside?

In my project, the original builder plan had roads for vehicles running between all the towers. It made entry and exit pretty smooth for everyone.

After the association took over, they closed all these internal roads for vehicles and made them pedestrian-only.

Now for some towers, getting in and out means taking a longer route. During peak hours, that extra 5-10 minutes creates issue.

When I asked the association to reopen at least some of these roads as per the original plan, they denied and said the association has the right to close it off.

Is that true? Can association ban vehicles from select roads in the society?
