Older societies, how are you handling EV charging?

Our society is quite old, so installing EV chargers in the basement is being considered a fire risk.

We currently have a small charging setup on the ground floor that can handle around 5 cars. But with more people shifting to EVs, that's obviously not going to be enough.

People living in older societies, how are you dealing with this? Have you found any safe and scalable way to provide EV charging for more residents?

Life is cheap in this country

What's the point of arresting the contractor? Societies gives the bid to the person who does it for the cheapest price. And after taking his cut, where's the money to buy safety gears. I've seen that workers safety is not at all a priority, not for the contractor. nor for the society.

Can't societies pay a little extra, and hire a contractor that works with proper safety standards. In the end, saving a little money isn't worth someone's life.

How does your society manage bicycle parking?

In my society, we just keep our cycles in our car parking space.

The problem is that it's in the basement. Kids often play with the cycles, they get scratched or damaged, and the camera coverage isn't 100%. On top of that, cycle accessories are expensive and are easy to steal.

The only other option is carrying the cycle up to the flat every day, which isn't practical, especially if you ride regularly.

How does your society handle this? Does your apartment have a dedicated cycle parking area or any other good solution?

With so many cities trying to promote cycling, I feel apartment societies should also have better infrastructure for storing bicycles. Curious to know how it's handled elsewhere.

Preferably smaller gated communities with less than 200 homes. Something low-density with good open space.

Any projects you'd recommend? Apart from tier 1,2 builders, I'm fine with any new smaller builder as well

How do you protect your car from rats in basement parking?

Our apartment basement has a lot of rats. Some of them are very HUGE.

Sometimes they damage the wirings of cars parked in basement. Those are expensive damages.

I've to leave my car parked there for about 3 weeks while I'm away.

Are there any precautions I can take to make sure rats don't damage my car?

Apartment vs Villa in Hyderabad

I'm exploring property options in Hyderabad for self-use and noticed that there are a lot of villa projects being developed by smaller local builders.

Now many of these villas are priced similarly to a good apartment from a reputed builder. The villa option is attractive because of the extra space, privacy, and land ownership.

My concern is that I'm not from Hyderabad, so I don't know much about these local developers. Are there any common issues to watch out for with such villa projects?

Things I'm particularly concerned about are:

-Construction quality

-Legal/title issues

-Infrastructure and maintenance after handover

-Any other risks that first-time buyers may not be aware of

For those who have evaluated both options, what would you choose if the budget was the same?

A villa from a smaller local developer or an apartment from an established builder? And why?

How much does it cost to buy a parking slot in Bangalore societies?

I stay in a society near Whitefield and was looking to buy a second car parking slot.

Right now, people here rent out their parking slots for around ₹1,000 per month.

When I checked with the association to buy an additional slot, they quoted around ₹5 lakhs.

Is this a reasonable rate or is it too expensive?

I've been looking at homes to invest in. Mainly for rental income.

Heard about this strategy of buying on the ground floor. First of all, that home would be cheaper.

And there are people who are looking specifically for ground floor homes. Old age people, families with pets etc. And they stay for longer periods, I won't have to pay brokers every few years to get a new tenant.

Can someone verify if this strategy would work

So does the flat right below mine

Looking at a project with G+15 floors.

There’s one unit on the ground floor and a similar one on the 7th floor. The ground floor unit is cheaper by about ₹2.5 lakhs.

I won’t be staying here, this is purely for renting out.

I’ve heard ground floor units can have issues like insects, less privacy, and more noise.

In this case, is the ₹2.5L saving actually worth it, or does the ground floor come with bigger downsides when it comes to renting?

In this apartment, a 1BHK costs 1Cr. Now you can afford that, but not stop spitting gutka all over..

This is the 3rd or 4th time the parking was painted, now again its all getting dirty.

How can we make residents follow basic civic sense!
