Already many societies are dependent on tanker waters for many months and years or worse on a regular basis.

Add to it these data centres in residential areas.

Anyone here finished a 20-year home loan within 10 years?

Curious to hear from people who took a home loan for 20 years or more, but managed to close it within 10 years.

How did you actually do it? Was it regular prepayments from your salary, promotions and salary hikes over the years, bonuses, switching jobs, or did you get a big amount of money somewhere along the way?

Would be interesting to know how your finances changed from the time you took the loan to when you finally closed it.

Can you claim compensation if a builder delays possession?

Let's say a builder doesn't hand over the apartment by the possession date mentioned in RERA.

In that case, is the builder legally required to pay interest or compensation? Because by then, I'll probably be paying both my home loan EMI and the rent for the house I'm staying in.

How does this work in practice? Can buyers claim compensation easily. And what do people usually end up getting in such cases?

Thinking of buying a retirement home in Kerala.

I visited Kerala last year, and ever since then, this idea has been stuck in my head.

The place felt peaceful, people were friendly, and life seemed a lot less rushed.

Now I’m seriously considering buying a retirement home somewhere in Kerala.

Has anyone here done something similar? Where did you move to, and how has the experience been so far?

One thing I noticed is that Kerala seems to have fewer gated communities and a lot more independent homes. If you've made the move, did you buy an independent house or a home in a gated project?

Looking back, would you make the same choice again?

Would love to hear both the good and the bad before I take this idea any further.

How do we protect ourselves when even RERA-registered projects are built on forged land approvals?

If you are looking to invest or have already bought property in the Mohali / New Chandigarh micro-markets, you need to read about the massive ED raids that just dropped.

The ED cracked down on two major real estate groups in Punjab, Suntec City (Indian Cooperative Housing Building Society) and Altus Space Builders, for a multi-crore fraud involving fraudulent Change of Land Use approvals.

The promoters allegedly forged signatures and thumbprints of 15 local landowners to create fake consent letters for 30.5 acres of land.

Using these fake documents, they successfully tricked the development authority (GMADA) into giving them CLU approvals for their mega-townships. They collected over ₹150 crore from gullible homebuyers without executing proper sale deeds.

Projects like the La Canela residential complex and District 7 commercial hub were built and completely sold out on the back of these fraudulent clearances.

Now, the state government has revoked parts of these approvals, and RERA is under scrutiny for registering projects that lacked valid joint development agreements.

How on earth is an ordinary buyer supposed to verify if the original land consent letters submitted to the government a decade ago were forged? If the underlying CLU is canceled, the entire gated community's future enters a legal black hole.

If builders charge extra for lake view, do they guarantee the view?

A lot of builders charge a premium for things like lake view, park view, open view, etc.

But what happens if that view gets blocked in the future by another building or project?

Does the builder give any kind of guarantee for the view when charging that premium?

And if the view gets obstructed later, can buyers ask for compensation?

Traffic mess outside our apartment gate

I stay in an apartment near the Bangalore-Mysore Highway. Earlier, there was an entry and exit point right in front of our society gate. After the toll plaza came up nearby, the exit was closed because many vehicles were using it to skip the toll.

Now the problem is that a lot of people are reversing through the entry road and using it as an unofficial exit. This is creating traffic jams right in front of the society, causing delays for school buses and office commuters, and has also led to a few accidents.

This has become a daily issue for everyone staying here.

Who should residents approach for something like this? NHAI, local police, traffic police, toll operator, or someone else? Has anyone dealt with a similar issue before?

In Delhi, it seems some societies even made guard rooms, staircase and flower beds in these spaces.

I've seen a few society here in Hyderabad too, they are keeping their gate and security office in an encroached space..

In my society (around 250 homes), we have a full-time plumber, electrician, securities, and cleaning staffs.

Association members handle coordination, but all of them have full-time jobs. So whenever an issue comes up, there’s usually a delay in response or follow-up.

We’re now thinking of hiring one person from within the society to handle day-to-day coordination. They will be paid salary, and it will be someone who does not have a full-time job, for example a homemaker.

The idea is that since this person lives inside the society, they will know everything that’s happening and can resolve issues much faster.

Has any other society tried something like this?

Did it actually help, or did it create new problems?

This is a 10-year-old Prestige project in Bangalore. A friend of mine lives there.

The paint, putty, and even small cement-like particles are coming off.

Every time the door is closed, the damage gets worse.

Honestly, I don’t think even homes from top-tier builders in Bangalore are built to last more than 40 years.

Now we have “premium” projects costing crores, with glossy brochures and big promises. But has the construction quality really improved?

Think twice before putting crores of your savings into something like this.
