Worked my a** off for 15+ years... finally bought land. Now I'm completely lost on the best way to build a house.

Namaste Chitwan Basi -
Story Time: Worked my a**off for more than 15 years, and I finally reached a point where I could buy a small piece of land (15 dhur). It's nothing fancy, just a normal, middle-class dream of having a house of my own.

Honestly, this journey took way more than I was prepared for.

To all the Millennials here, I have one question 😂-how on earth are normal people with decent incomes managing to buy land and build houses these days? The prices are absolutely insane.

I spent almost 6 months searching within about a 5 km radius south of Bharatpur, and also looked around Pokhara and Kathmandu (mostly online). Just hearing the asking prices in KTM and Pokhara was enough to scare me away. 😅

In the end, Bharatpur made the most sense, close to my family home, lots of family and friends so I went ahead and bought 15 dhur.

Now comes the next challenge: What's the best way to build a house nowadays?

I'm considering these options:

  1. Give everything to a construction company (design, approvals, construction, handover).
  2. Hire a consultant/engineer for the design and supervision, then hire contractors separately.
  3. Manage the project myself by hiring labor and buying materials directly (i don't think i would be doing this though)
  4. Any other options that people have had good experiences with?

I'd love to hear the pros and cons of each approach.

Some questions I have:

  • Which option gives the best value for money?
  • Which one is the least stressful?
  • Which one usually produces the best quality?
  • If you've used a construction company, how do they charge these days? Fixed contract? Per sq. ft.? Cost-plus? What's a reasonable rate in Chitwan nowadays?
  • Any companies or consultants you'd recommend (or avoid)?

I'd especially appreciate advice from people who have built a house in the last 2–3 years, since material and labor costs have changed so much.

Thanks in advance! This is probably the biggest financial decision of my life, so I'd really like to avoid expensive mistakes. 🙏
