Do you ever reject an applicant even though they technically qualify?
We had an applicant recently who checked every box on paper.
Income was solid.
Credit looked fine.
Rental history was clean.
But throughout the application process they kept changing details, missing appointments and taking days to respond.
Nothing serious enough to deny them outright, but enough to make me wonder what they'd be like after move-in.
Do you ever trust your experience over the paperwork, or do you stick strictly to your screening criteria?
