Student housing advice

Hi everyone! I’m an international student moving to Madison soon, and I’m currently trying to decide between two apartment options.

One option is Park Regent, which I’m considering mainly because it’s furnished and seems convenient as an intl student moving from abroad. The other option is a cheaper apartment around State Street near the Orpheum, but it’s unfurnished.

I wanted to ask if anyone has experience living at Park Regent or in those areas in general. Would you recommend it? How is the building, management, safety, noise level, and overall experience?

Also, what do you think would make more sense for a student: paying more for a furnished place like Park Regent, or saving money with an unfurnished apartment downtown?

I’d also appreciate any opinions on the areas themselves — Park Regent vs State Street/Orpheum area — especially in terms of convenience, safety, groceries, student life, buses, etc.
