What part of analysing a deal actually eats most of your time?

Trying to understand the research process better. When you are running the numbers on a potential deal, where do you spend the most time and where do you feel most at risk of getting it wrong?

Is it finding comparable rents? Estimating refurb costs? Working out post-refurb value? Something else?
